What a flat roof survey does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Whether old sheeting or boards contain asbestos
- What’s under the membrane without opening it up
- Whether the deck or joists are strong enough
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.

How a flat roof survey works in Waterloo
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. We survey GRP fibreglass, upstands and outlets and felt flat roofs, and the problems we are asked to look at most are blocked or damaged outlets and loose or cracked edge trims.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Waterloo shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
After the visit, you get a report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Why get it checked now?
Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

When to book a survey in Waterloo
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.
A survey can pick up problems such as:
- Blisters and bubbles in the covering
- Failed upstands where the roof meets a wall
- Splits and cracks in the covering
- Pools of water lying on the roof
Take a building like Oasis Academy Johanna: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Waterloo questions
Does a conservation area affect roof work in Waterloo?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover commercial flat roofs around Waterloo?
Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.
Do you look in the loft space?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Do you climb onto every roof?
Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How much is a survey?
Prices start from £150, including VAT. You’ll know the exact price before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or email us.
Flat roof surveys in Waterloo: local notes
Waterloo has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you live in an older home near Christ Church, flat-roofed rear additions and dormers added over the years are worth checking. Shop and office owners around Gabriel's Wharf may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What happens on the day
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours at a typical home, or half a day or so for a commercial building. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Waterloo runs like any other.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from the ground, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Buyers: confirm access with the estate agent or seller
- Let us know about parking near the property

Checking the roof from the ground
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Different roofs, different checks
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is looked at, with photos of any that have lifted or cracked.
