What we look for on each type of roof

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it’s safe to see.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

About our gutter survey in Bankside

We survey gutters and rainwater systems in Bankside and right across London and the South East. On the day, we inspect what can be seen safely, from ground level, from windows and from the roof space. A visit usually takes an hour or two for a house, with bigger or more complicated roofs taking longer. Afterwards, you get a written report with photos and recommendations. If you’ve noticed brackets that have dropped or snapped and joints that drip after rain, we can find out what’s behind it.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Bankside has one, it needs checking from somewhere that can actually see it.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Bankside: your questions answered

Can parking be tricky for a visit in Bankside?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Does a conservation area affect roof work in Bankside?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Can you tell me if my old gutters contain asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

Landlord and commercial surveys in Bankside

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the gutter, with photos.

Gutter surveys around Bankside

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 0.6 miles north-east lies Mansion House, a reminder of how long the area around Bankside has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as London Nautical School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Bernie Spain Gardens shed leaves that can end up in nearby gutters. If you look after a shop, office or commercial unit, for instance near Gabriel's Wharf, a dated report on the roof is useful for planning and for any lease discussions.

What we do, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes between one and two hours at most homes, or half a day or so for a commercial building. In Bankside, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

What this survey can’t tell you

It’s a careful look at the gutter, not the whole story. Its limits include:

  • The inside of a downpipe along its whole length
  • Hidden sections we cannot view safely
  • Damage hidden inside walls or behind boards

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes
  • Eaves gutters
  • Valley gutters
  • Parapet and box gutters

Why act early in Bankside

Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers what can safely be seen and records it with photos. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Useful tips for Bankside property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Watch for green marks down the brickwork
  • Get trees that overhang the gutters trimmed
  • Look for downpipes coming loose
  • Ask for valleys and parapet gutters to be cleared too

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it’s ready.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
