Thermal roof surveys in South Bank

About our thermal roof survey in South Bank

A thermal survey isn’t a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. If a finding can’t be confirmed, the report suggests a next step. Common reasons to book are areas of a flat roof that may hold water and damp where roofs meet walls and chimneys, on flat roofs, insulated roof spaces and commercial roofs.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. We take care to focus on the roof we’ve been asked to look at, in South Bank as anywhere. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

Roof by roof

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. We confirm any patterns with moisture readings.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

Landlords, agents and block managers in South Bank

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

How the survey works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. If you have questions on the day, just ask. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Advice

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

South Bank questions

Can you fly a drone over a roof in South Bank?

Typically it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of South Bank. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The restricted area over the City of London, where drone flights need permission from NATS, is about 2 miles from South Bank. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.

Will parking be an issue for a roof survey in South Bank?

Usually it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

What’s in the survey report?

A photo-illustrated written report, explaining the condition of the roof, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can you check my loft insulation with a thermal camera?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

Do you survey on Saturdays and Sundays?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or use the contact form.

Does the weather affect a thermal survey?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What we are asked to look at in South Bank

Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Signs worth acting on include:

  • Thin or uneven insulation in the roof
  • Cold spots on ceilings under the roof
  • Damp where roofs meet walls and chimneys
  • Heat escaping through the roof

South Bank is in London, so parking needs planning: let us know about permits, visitor bays or off-street space when you book, as a space near the door can’t be promised.

What to check before booking

  • Whether VAT is added on top
  • What’s outside the scope of the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will the report include photos?
