Your questions about thermal roof surveys in Temple

Can parking be tricky for a visit in Temple?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

How do I find out if my home in Temple is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What conditions are best for thermal imaging?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

How a thermal roof survey works in Temple

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or drop us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey loft conversions, insulated roof spaces and flat roofs, and common reasons people get in touch are wet areas near outlets and upstands and damp patches with no obvious cause.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at, in Temple as anywhere. Mention access, height and anything unusual about the building when booking. The extra view helps most on steep slopes, tall stacks and rear additions.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. In a London area like Temple, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We check cracks by eye and use the images to see whether there’s a pattern around them.

The difference is clearest when the home is heated and it is cold out. Our report notes how the conditions affected the images.

What affects the cost of thermal roof surveys

When we price a survey, we consider:

  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • The size of the roof
  • How many separate roofs there are, like extensions, dormers and garages

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

What we need to know

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • What kind of property and roof it is
  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from the ground or a window
  • Dates you’re working to, like exchange

To book a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. We will confirm the price before you book.

When to book a survey in Temple

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, especially when it is warm inside and cold outside.

Things that frequently lead to a survey include:

  • Damp around roof outlets and upstands
  • Stains that keep coming back
  • Areas losing heat at the eaves and junctions
  • Areas of a flat roof that may hold water

For site and facilities teams at buildings such as St Clement Danes CofE Primary School, a drone or thermal camera can show a large roof in a single visit.

What to check before booking

  • Which viewpoints they use to see the roof
  • What insurance they carry
  • How soon the report will arrive
  • Whether the inside of the roof is included

What to expect from a roof survey

Honest limits

To be straight with you, there are limits to any roof survey:

  • Insulation values or heat loss calculations
  • Hidden layers that need to be opened up to check
  • Reliable images in rain, strong wind or on a wet roof surface

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

  • Commercial roofs
  • Flat roofs
  • Pitched roof slopes
  • Ceilings below the roof

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
