Thermal roof surveys for homes and businesses in Clare Market
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We are often asked to look into damp where roofs meet walls and chimneys and ceilings that feel colder in places, on commercial roofs, ceilings below the roof and pitched roof slopes.
London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in Clare Market as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. In Clare Market, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Have keys ready for side gates, garages or roof access doors
- Have any paperwork from past roof work to hand

Your questions about thermal roof surveys in Clare Market
Will parking be an issue for a roof survey in Clare Market?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Does a conservation area affect roof work in Clare Market?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Will you go up on the roof?
Only if it’s safe. We inspect whatever is safely visible: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
Will the camera show exactly where the water is?
No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. That is why we check any patterns with moisture readings.
Does the weather affect a thermal survey?
The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast when booking.
Does thermal imaging work on slate and tile roofs?
It can be useful, though pitched roofs are normally harder to read. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.
What do I do with the report?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Tips that help
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:
- Clear a path to the loft hatch before we arrive
- Keep dated photos of any marks on ceilings
- Keep a record of when stains appear
- Keep the heating on as usual before a heat loss survey
If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.
Consider a repeat survey after major work on the roof, when the conditions are suitable.
How the survey changes by roof type
Parapets, valleys and junctions
Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.
What happens if roof problems are left?
Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan.
