Roof leak investigations in Blackfriars

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Letting agents can arrange access with tenants. We survey seven days a week, which helps when tenants work during the week.

Roof leak investigation in Blackfriars

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof frequently turns out to be the source in heavy rain. Parapet walls and their gutters are checked from wherever it’s safe. The findings are recorded with photos. We survey slate and tile slopes, lead flashings and the roof space, and common reasons people get in touch are drips from nail tips in a cold loft and leaks below a flat extension roof.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you are tracing a leak or recording storm damage in Blackfriars, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Jot down any questions you want answered
  • Leave a clear route to the loft

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Move stored items away from the hatch
  • Record whether it leaks in every downpour or only some
  • Photograph the stain each time it appears
  • Protect furniture and flooring under the leak

We email the report to you. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Keep gutters, valleys and outlets clear, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

Roof by roof

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

Blackfriars roofs and the weather

About 0.2 miles north-west lies Dr Johnson's House, a reminder of how long the area around Blackfriars has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these roof types has its own typical places for water to get in.

Anyone responsible for a site like Mercers' School will know that on a building that size, finding the source of a drip means looking well beyond the stain. Take an older house close to St Ann Blackfriars: water on an older roof tends to find its way in at the lead, the valleys or the chimney. Trees in and around Bernie Spain Gardens shed leaves that can end up in nearby gutters.

Blackfriars questions

Do you carry out roof surveys in Blackfriars?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I find out if my home in Blackfriars is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Why is not the leak directly above the stain?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. We follow the route back instead of guessing.

How much is a survey?

Prices start from £150, including VAT. You’ll know the price for your roof before booking, based on the roof’s size, access and package. For a price, call 07833 053749 or use the contact form.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings or boarding
  • A structural engineer’s report
  • Water from pipes, tanks or heating systems

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and doesn’t.
