Roof Leak Investigation in Willesden
Get a clear view of the leaking roof at a property in Willesden from an independent roof surveyor. We visit on weekdays and at weekends.
- Damp underlay across a wide area
- Water through the ceiling under a flat roof
- Water that shows only in certain storms
What affects the price in Willesden
Not every roof costs the same to survey, for these reasons:
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, such as extensions, dormers and garages
- Building height and the viewpoints available
- If the survey needs thermal imaging or a drone
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
There’s no need for technical words. It’s enough to tell us:
- The property’s address and postcode
- Any marks or damp showing indoors
- What kind of property and roof it is
- The reason for the survey, such as buying, a leak or storm damage
Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
How a roof leak investigation works in Willesden
We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’ve noticed staining around the chimney inside and brown rings on upstairs ceilings, a survey will tell you what’s going on, on lead flashings, the roof space and valleys and parapet gutters alike.
In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Willesden, we inspect what we can reach safely and are given access to. Let us know when the water shows, and in what kind of weather.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof leak investigations around Willesden
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where water gets in depends a good deal on what the roof is made of and how it is detailed. About 2.5 miles east lies Fenton House, a reminder of how long the area around Willesden has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.
The streets around a church such as Church of St Andrew are often among the oldest in a place, and if your home is one of the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Landlords with a home close to Kensal Rise station may find that tracing a leak quickly matters when a tenant is living with it. If you look after a building like St Andrew and St Francis CofE Primary School, a leak through a large roof is often found some distance from where the water shows inside.
Willesden is about 2 miles west of Hampstead, in Greater London. We visit Willesden as part of our work across Greater London, for homes and businesses alike. Our area takes in places right across Greater London, from the larger towns to small villages. London is in our area too.
Surveys in NW10 and NW2 are booked the same way as anywhere else. We offer roof leak investigations to properties on Tudor Mews, Chaplin Road and Belton Road. What happens if roof problems are left?
Water damage grows the longer it is left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What a roof leak investigation doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Defects hidden under coverings or inside walls without opening up
- Water from pipes, tanks or heating systems
- The repair itself (the investigation finds and reports the cause)
If in doubt, ring 07833 053749 or email us and we will recommend the right survey. What our survey covers.
What we check
- Flat roof details
- Chimney stacks
- Slate and tile slopes
- Valleys and parapet gutters
- Rooflights and dormers
- The roof space
- Lead flashings
How the survey changes by roof type
Valleys
Stains from a valley leak frequently show some distance off. From inside the loft space, we follow the water’s route back.
Flat roof upstands and outlets
The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.
What happens on the day
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes an hour or two at most homes, with bigger or more complicated roofs taking longer. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- You let us know where the water shows and when it appears.
- We look at the stain, the ceiling and the loft above it.
- Outside, we check every likely route in.
- Where it helps, we take moisture readings and use thermal imaging.
- We email a report with photographs, the likely entry point and recommendations.
How to prepare
- Clear the way to the loft hatch
- Let us know about parking before the day
- Buyers: confirm access with the estate agent or seller

Willesden: your questions answered
Can parking be tricky for a visit in Willesden?
Sometimes, yes. If Willesden has controlled parking where you are, a visitor permit is the easiest answer.
Is Willesden in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Can a leak be traced on a dry day?
Usually, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.
How do you tell a leak from condensation?
Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Can you always find the source?
We cannot promise it. Water can travel a long way, and some leaks only show in particular storms. If we can’t be sure, the report ranks the possible sources.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
