St Ann's Roof Leak Investigation

- Wet patches high on an inside wall
How a roof leak investigation works in St Ann's
Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, since the cure for one will not solve the other. We check the pattern of damp, the weather and the ventilation before reaching a view. We survey valleys and parapet gutters, chimney stacks and slate and tile slopes, and common reasons people get in touch are damp ceilings under a flat roof and staining around the chimney inside.
In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. In St Ann's, we inspect what we can reach safely and are given access to. It is useful to know when the water appears and in what weather.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What a roof leak investigation looks like in St Ann's
About 1.3 miles north lies Bruce Castle, a reminder of how long the area around St Ann's has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Different coverings let water in at different points, which shapes where the search starts.
If you let a flat or house near Seven Sisters station, a tenant living with a leak needs the cause found, not just the stain painted over. Take an older house close to St Ann's Church: water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What we’re asked to look at in St Ann's
A chimney stack has lots of places for rain to get in. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. The damp may appear on a chimney breast, a ceiling or in the loft.
Most people get in touch when they’ve noticed one of these:
- Water that shows only in certain storms
- Leaks below a flat extension roof
- Damp patches next to the stack
- Wet patches on loft insulation
Homes near green spaces such as Chestnuts Park can get more leaves in their gutters in autumn.
What to check before booking

- How long they’ve been surveying roofs

Why it’s worth a survey now in St Ann's
Lingering damp encourages mould on ceilings and walls. It is unpleasant, and it’s harder to deal with once established. Finding the leak comes first. Any roof job in St Ann's means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Roof by roof
Parapet and box gutters
Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. A low or cracked upstand is a common way in.
St Ann's questions
Does a conservation area affect roof work in St Ann's?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you carry out roof surveys in St Ann's?
Yes. Our area covers London and South East England, and St Ann's is part of that. Just ring 07833 053749 or email us and let us know about the property.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
What does the report include?
Written findings with photographs, covering the condition of the leaking roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Will you walk on the roof?
Only if it’s safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
How much does a roof leak investigation cost in St Ann's?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
How we price roof leak investigations

Helping us price your survey
A little information up front helps. It is useful to include:
- Where the property is, with the postcode
- How the loft is reached, if there is one
- Where water is showing inside, if it is
- Any photos you have, taken from ground level or a window
Roof leak investigation starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.
How it works
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. Most surveys take about 1–2 hours, more where the leak is intermittent or the roof is large. In a London area like St Ann's, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- You receive a report with the likely source, photos and recommendations.
How to prepare
- Find any records of previous roof work
- If the roof is shared, arrange access with whoever manages the building
- Check pets are kept safely away
