Landlord roof survey in St Ann's

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photos and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. If you’re worried about gaps where tiles or slates have slipped and ponding or splits on flat roofs, we can find out what’s behind it, on flat roofs on blocks, shared roofs and converted houses alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we look for on each type of roof

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. The report records the underlay where it is visible.

Why it’s worth a survey now in St Ann's

Budgets work best when they’re based on the roof’s actual condition. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Signs you need a landlord roof survey in St Ann's

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay often fail before good slates or tiles, and a survey helps show where that’s happening.

These are some of the problems a survey can pick up:

  • Splits and blisters in flat roof coverings
  • Flashings that have come away
  • Damaged pots and flaunching
  • Damp or stains in top-floor flats

If you live near a park such as Chestnuts Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • How soon the report will arrive
  • What the survey won’t cover
  • Their drone registration, if they fly one

What a good roof survey covers

Landlord roof surveys around St Ann's

About 1.3 miles north lies Bruce Castle, a reminder of how long the area around St Ann's has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a shop, office or commercial unit, for instance near The Mall Wood Green, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take a building like St Ann's CE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How we price landlord roof surveys

Prices vary from roof to roof, and it comes down to:

  • Roof area
  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Booking your survey

These details help when you get in touch:

  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • Whether there’s a loft hatch, a shared roof or tricky access

You can call us seven days a week. For a price or to book, call 07833 053749 or drop us an email.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

Businesses and commercial landlords can book us too. Bigger roofs take more time.

St Ann's questions

Do you survey roofs for landlords with property near Seven Sisters station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.

Will parking be an issue for a roof survey in St Ann's?

It can be, so it helps to tell us about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. For a visit in St Ann's, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Check we can get to the back of the property
