Pre-purchase roof survey in St Ann's: what you get
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We survey clay and concrete tiles, natural slate and flat-roofed extensions and dormers, and the problems we’re asked to look at most are flashings that have lifted or split and a ridge or slope that dips.
In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in St Ann's, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. If it is a flat, the lease usually sets out who is responsible for the roof.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Leave it or get it looked at?
Once you exchange, the roof’s problems become yours. Before it, you still have choices. Finding out later gives you the same facts, but too late to use them in the purchase. Any roof job in St Ann's means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

What we’re asked to look at in St Ann's
Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. It is a frequent finding on older houses and easy to miss from ground level.
A survey makes sense if you’ve noticed:
- Signs of past leaks inside the loft
- Gutters that overflow or drip at the joints
- Loose pots and cracked flaunching
- Slates or tiles that have slipped or gone
If you own a rental within reach of Seven Sisters station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

- Their report turnaround times
- How they plan to inspect the roof safely
What this survey cannot tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- A structural engineer’s report
- How a seller will respond, or what the house is worth
- Faults hidden behind ceilings, boards or coverings
If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

Questions from St Ann's
Is parking a problem for a survey in St Ann's?
Normally it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.
Is drone flying allowed in St Ann's?
The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.
Is St Ann's in your area?
Yes, we do. St Ann's is part of the area we cover.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It does not cover the rest of the property, which a RICS survey does.
Can you survey in bad weather?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Do you need access inside the house?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
How the survey works
It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. London terraces rarely offer a view of the whole roof from one spot, so in St Ann's we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Preparing for the visit
- Note where any stains or damp appear
- Keep pets inside or away from the areas we are looking at
- Agree roof access with the managing agent if it’s shared

As a London address, St Ann's can be tricky for parking: let us know about parking bays, permits or a driveway when booking, as a space near the door cannot be promised. Roof by roof
Chimney stacks
A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.
