Storm damage roof reports for St Ann's homes and businesses

How the survey changes by roof type

Clay and concrete tiles

Tiles without fixings can move more easily in wind. We note what we can see of how tiles are fixed.

Chimney stacks

Stacks with existing defects tend to suffer more in storms. We record both the storm damage and the older wear.

About our storm damage roof report in St Ann's

A storm damage roof report is an independent record of the damage to your roof after a storm. It sets out what is damaged, with photos, and what we think the likely cause is. You can then give it to your insurer with your claim. The decision on any claim rests with your insurer and its policy wording. We’re not loss adjusters, and we can’t tell you whether a claim will succeed. Typical surveys look at flashings pulled away from walls or stacks and gutters pulled loose in the wind, across slate and tile slopes, chimney stacks and gutters and fascias.

In a London flat, water can travel some way before it shows. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We check what we are given access to in St Ann's, inside and out. Let us know when the water shows, and in what kind of weather.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two at a house, and longer if the damage is spread across a large roof. In St Ann's, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You tell us when the storm was and what damage you’ve seen.
  2. We inspect the roof from safe viewpoints and from the loft where there’s access.
  3. We photograph and record every area of damage we can see.
  4. We look at whether the damage fits storm damage, older wear or both.
  5. The findings are written up with photos for you to share with your insurer.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Make a note of anything you’d like us to look at
  • Buyers: confirm access with the estate agent or seller

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Your insurer’s view of the claim
  • Repair costs or quotes for the work
  • What’s beneath slates, tiles or membranes

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.

What this survey covers

  • Gutters and fascias
  • Ridges and hips
  • Flashings
  • Flat roofs
  • Chimney stacks
  • Slate and tile slopes

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Record any water damage in rooms and the loft
  • Tell your insurer about the damage promptly
  • Look at what your policy says about wear and tear
  • Keep invoices for temporary repairs

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Store invoices and reports for any roof work. They can help show the roof was looked after.

What affects the cost of storm damage roof reports

All our prices include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • Whether it’s a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Booking your survey

Before you get in touch, it’s useful to have:

  • What kind of property and roof it is
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • Any photos you have, taken from the ground or a window

Once you know what you need, call 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.

Storm damage roof reports around St Ann's

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. The wider area around St Ann's has a long history of building, with Bruce Castle about 1.3 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Seven Sisters station, a tenant living with a leak needs the cause found, not just the stain painted over. Take a building like St Ann's CE Primary School: tracing a leak on a big roof starts with where the water appears and works back. For businesses in and around places such as The Mall Wood Green, a leak can close part of a shop or office, so finding the cause quickly matters.

Leave it or get it looked at?

Before temporary repairs, photograph the damage from ground level if it’s safe. Those photos show the damage as it was. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Questions from St Ann's

Is St Ann's in the area you cover?

We do. The survey and report are the same in St Ann's as anywhere else.

Is parking a problem for a survey in St Ann's?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

Will you deal with the insurance company for me?

No. We are not loss adjusters and do not act for you with the insurer. We give you an independent report of the damage for you to send to your insurer.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
