What affects the price in Harringay

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • Roof area

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

Here’s what helps us most when you contact us:

  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window
  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block

We confirm the price for your survey before you book, so you know the cost up front. Prices start from £150, including VAT. To book, phone 07833 053749 or drop us an email.

Storm damage roof report in Harringay

We inspect the roof from wherever it can safely be seen: from ground level, from windows and higher points, from the roof space and from the roof where it’s safe. We photograph and describe each area of damage. We note any part we couldn’t see. You get a written report with photographs to give to your insurer. We survey slate and tile slopes, flashings and ridges and hips, and people most frequently book us about stains appearing after strong winds and gaps where slates or tiles have gone.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We look at what we’re given access to in Harringay, inside and out. It’s useful to know when the water appears and in what weather.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes between one and two hours for most homes, depending on how much of the roof was hit. In Harringay, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from ground level, from windows and from the loft space where it’s safe.
  3. Each area of damage is photographed and described.
  4. We look at whether the damage fits storm damage, older wear or both.
  5. We send you a written report with photos, ready to give to your insurer.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • If it is not your property yet, arrange access through the agent
  • Make sure we can get to the back of the property

How to book

Advice

What a storm damage roof report looks like in Harringay

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering and its details give the first clues when tracing where water is coming from. Bruce Castle, about 1.6 miles north-east, is one of the historic houses in the wider area around Harringay. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you run a business near The Mall Wood Green, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. If you live in an older home near St Paul's Harringay, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Harringay Green Lanes station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Common questions in Harringay

Do you carry out roof surveys in Harringay?

Yes, Harringay is one of the places we work. The survey and report are the same in Harringay as anywhere else.

Is my home in Harringay listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Who handles emergency protection after a storm?

Call a roofer for emergency temporary protection. If it’s safe, photograph the damage before it’s covered. Keep receipts for any emergency work.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Are you loss adjusters?

No. We are not loss adjusters and do not act for you with the insurer. We give you an independent report of the damage for you to send to your insurer.

What happens if roof problems are left?

Many policies expect damage to be reported promptly. Let your insurer know early, and check what your policy asks for. Our report can then add a clear record. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
