Drone roof survey in St Ann's
Some roofs are hard or unsafe to reach. A drone takes close-up photos of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly, including slopes that can’t be seen from the street. The photos go into a written report. It’s also a good option where walking on the roof could break slates or tiles. If we can’t fly, we tell you why. We survey tall and steep roofs, fragile roofs and large and complex roofs, and common reasons people get in touch are loose ridge and hip tiles and chimney tops in poor condition.
London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in St Ann's as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

When you need someone else
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Structural calculations (that is a structural engineer’s job)
- Close-up photos of next door’s property
- Flying in a flight restriction zone without the airport’s permission
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.
What we check
- Valleys and parapet gutters
- Chimney stacks
- Large and complex roofs
- Fragile roofs
- Tall and steep roofs
- Flat roofs on upper floors
Common roof problems in St Ann's
Large roofs take a long time to see on foot. A drone can photograph a large roof methodically, showing patterns of wear that are hard to spot up close. That gives a clearer picture of the roof as a whole.
It’s worth booking a survey if you’ve seen:
- Blocked valleys and parapet gutters
- Tired mortar and pots at the top of a stack
- Lead work pulling away at abutments
- Cracked slates and tiles out of sight from below
The streets around a church such as St Ann's Church are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps.
Choosing a roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Will they check the loft as well as the outside?
- What exactly goes into their report
- Are they insured for the work?
Questions from St Ann's
How do I find out if my home in St Ann's is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can parking be tricky for a visit in St Ann's?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Can you survey a roof inside a flight restriction zone?
Sometimes, with permission. Airports such as Gatwick, Luton and Southampton have flight restriction zones, and a flight inside one needs the airport’s or air traffic control’s say-so. If permission is not given, the roof is inspected from other safe viewpoints.
Do you cover St Ann's for drone roof surveys?
Yes. Our area covers London and South East England, and that includes St Ann's.
Will you go up on the roof?
Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
What happens if roof problems are left?
Photographing a roof from the air does not touch it. Fragile slates and tiles stay as they are, so the survey does not create new problems. Any roof job in St Ann's means planning around parking, neighbours and access. That’s a good reason to find problems early, while there is time to plan.

What a drone roof survey looks like in St Ann's
The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in St Ann's is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.
For businesses in and around places such as The Mall Wood Green, large commercial roofs are often easiest to see from the air or with a thermal camera. Controlled parking zones are common in London, so mention any permit rules for St Ann's.

How it works
After the inspection, everything we found is written up as a written report with photos. On timing, it normally takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. London terraces rarely offer a view of the whole roof from one spot, so in St Ann's we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- First comes the address, plus a note of what worries you about the roof.
- We check the airspace and seek any permission needed.
- On the day, we check the wind, weather and site before flying.
- We fly the sub-250g drone close to the roof and photograph each area.
- The findings, photos and recommendations reach you by email.
Preparing for the visit
- Make sure we can get to the back of the property

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What affects the cost of drone roof surveys
Not every roof costs the same to survey, for these reasons:
- Commercial roofs and larger buildings
- Basic, Standard or Premium
- The height of the building and how the roof can be seen safely
- The number of roofs, including extensions and garages
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.
What we need to know
There’s no need for technical words. It’s enough to let us know:
- Photos of the roof, taken safely from the ground or a window
- Where water is showing inside, if it is
- Your timetable, such as an exchange date
- Anything about access we should know
To arrange a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
