Independent thermal roof surveys in St Ann's

How a thermal roof survey works in St Ann's

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. Typical surveys look at damp around roof outlets and upstands and ceilings that feel colder in places, across commercial roofs, pitched roof slopes and insulated roof spaces.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours at a typical home, or half a day or so for a commercial building. In St Ann's, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photos and our recommendations.

What affects the price in St Ann's

A few things affect what a survey costs:

  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Getting in touch

Before you get in touch, it is useful to have:

  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is

A quick phone call is usually the easiest start: call 07833 053749 or send us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

Airspace, weather and St Ann's roofs

About 1.3 miles north lies Bruce Castle, a reminder of how long the area around St Ann's has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If yours is one of the older homes in the streets near St Ann's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For businesses in and around places such as The Mall Wood Green, thermal images can show trapped moisture across a wide commercial roof. Controlled parking zones are common in London, so mention any permit rules for St Ann's.

St Ann's questions

Is drone flying allowed in St Ann's?

Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Will parking be an issue for a roof survey in St Ann's?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Will you walk on the roof?

Only if it’s safe. We inspect what can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.

How experienced are you?

More than 5,000 surveys over 20+ years.

What’s the best way to book?

The quickest way is to call 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll suggest the right survey. We survey on weekdays, Saturdays and Sundays.

Can a thermal survey trace a roof leak?

It often helps show where to look. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.

Can you check my loft insulation with a thermal camera?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the images show where improvements may help.

How the survey changes by roof type

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. The camera can help show damp around these junctions.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

Why it is worth a survey now in St Ann's

Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Combining the camera with moisture readings can help find it, instead of trying repair after repair. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Our price is from £400, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

What this survey cannot tell you

It is useful to know what a survey won’t do before you book:

  • Readings unaffected by sun, shade or reflections
  • Seeing water directly, as the camera shows temperature, not moisture
  • Hidden layers that need to be opened up to check

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes
  • Loft conversions
  • Flat roofs

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Clear a path to the loft hatch before we arrive
  • Do not switch the heating off before the visit
  • Keep a record of when stains appear
  • Keep dated photos of any marks on ceilings

After the visit, we put the thermal images, photos and moisture readings into one report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.
