Thermal imaging roof survey in West Green, Greater London
Wondering about the roof at a property in West Green? We carry out thermal roof surveys in West Green and across Greater London, with plain-English findings.
- Ceilings that feel colder in places
- Thin or uneven insulation in the roof
- Wet insulation beneath the membrane
About our thermal roof survey in West Green
Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. We are often asked to look into damp that repairs haven’t cured and damp around chimneys and parapets, across ceilings below the roof, flat roofs and pitched roof slopes.
London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in West Green as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Roof by roof
GRP fibreglass roofs
Water under a GRP roof can reach the timber deck. The camera can help show where to look.
Loft insulation
Heat loss shows most clearly when it is warm inside and colder outside. Our report notes how the conditions affected the images.

Drones, thermal imaging and West Green roofs
About 1.1 miles north-east lies Bruce Castle, a reminder of how long the area around West Green has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
If you look after a shop, office or commercial unit, for instance near The Mall Wood Green, large commercial roofs are often easiest to see from above or with a thermal imager. If you live in an older home near St Philip the Apostle, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Why get it checked now?
If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

When you need someone else
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- What’s inside walls or under coverings, without opening up
- Seeing water directly, as the camera shows temperature, not moisture
- A structural engineer’s assessment
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. The full list of what we check.
What we check
- Ceilings below the roof
- Commercial roofs
- Loft conversions
- Pitched roof slopes
- Flat roofs
- Insulated roof spaces
What we do, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It typically takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London area like West Green, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- Thermal images are taken to show differences in surface temperature.
- We check the patterns that stand out with moisture readings where there’s safe access.
- You get a report with thermal images, photographs and our recommendations.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Let us know about any leaks, stains or damp patches you know of
- If it isn’t your property yet, arrange access through the agent
Booking a survey
Every survey is priced before it is booked, so you know the cost up front. Thermal roof survey starts from £400, including VAT. For a price for your roof, ring 07833 053749 or email us.

Your questions about thermal roof surveys in West Green
Are there drone restrictions around West Green?
That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.
Does a conservation area affect roof work in West Green?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
What does the report include?
A report with photos, covering the condition of the roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
When to book a survey in West Green
Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.
Things that frequently lead to a survey include:
- Damp around roof outlets and upstands
- Leaks far from where the stain appears
- Cold spots on ceilings under the roof
- Damp patches with no obvious cause
For a London address like West Green, it helps to know about controlled parking before the day.
Questions to ask before you book
- What they won’t be able to tell you
- Which parts of the roof they’ll actually see
- Is there a chance to talk the report through?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
