Roof leak investigation in West Green
A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We are often asked to look into drips in the loft during heavy rain and water marks that spread in wet weather, across chimney stacks, the roof space and slate and tile slopes.
Water getting into a London home often comes from a detail you cannot see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in West Green, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

Why act early in West Green
Water damage grows the longer it is left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

It helps to know what a survey will not do before you book:
- Leaks that only appear in weather we can’t recreate
- The repair itself (the investigation finds and reports the cause)
- Structural calculations (that is a structural engineer’s job)

How the survey works
Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. Most visits take an hour or two, more where the leak is intermittent or the roof is large. In a London area like West Green, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.
- We start with what you’ve seen: where the stain is and when it gets worse.
- The visit starts indoors, at the stain and in the loft.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Before we arrive
- For a flat or shared roof, check access with the building owner or managing agent
- Check pets are kept safely away
- Let us know about parking before the day

Useful tips for West Green property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Mention any plumbing above the damp area
- Make sure the loft is accessible
- Write down the wind direction and rain when it leaks
- Take dated photos of the leak
Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
Surveys for landlords and agents in West Green
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.
Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.
What a roof leak investigation looks like in West Green
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the roof type helps narrow down where water may be getting in. Historic houses such as Bruce Castle, about 1.1 miles north-east, show how far back building in the area around West Green goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Seven Sisters station, a clear finding on where water gets in helps you brief a roofer right away. Trees in and around Downhills Park shed leaves that can end up in nearby gutters. If yours is one of the older homes in the streets near St Philip the Apostle, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Questions from West Green
Does a conservation area affect roof work in West Green?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry out roof surveys in West Green?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
What does a roof survey cost?
Our price is from £150, including VAT. We confirm the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or use the contact form.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Do you use thermal imaging to find leaks?
Thermal imaging is used where it’s useful, and it is included in our Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.
Can a leak be traced on a dry day?
In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.
