About our pre-purchase roof survey in Duckett's Green
With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. Typical surveys look at chimney mortar that has eroded and slates or tiles that have slipped or gone, on chimney stacks, lead flashings and valleys and gutters and downpipes.
In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters. For a purchase or a new roof in Duckett's Green, that shapes what can be checked: only the parts we are given access to and can see safely are inspected. For a flat, the lease normally says who looks after the roof.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When to book a survey in Duckett's Green
A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which can affect how any work is arranged.
Typical things we’re asked to look at include:
- Gaps where slates or tiles have come loose
- Ponding, blisters or splits on a flat roof
- Sagging ridge lines or uneven roof slopes
- Old water stains in the loft space
If you let a flat or house near Hornsey station, a written report helps before buying a rental or paying for a new roof on one.
Before you book any roof surveyor
- What the report includes, and whether it has photos
- Whether the inside of the roof is included
- Whether any drone flown is registered with the CAA
- When you’ll get the report
How the survey works
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes an hour or two at most homes, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- For a flat or shared roof, check access with the building owner or managing agent
- Have any questions written down, so nothing gets missed
- Show us where any leaks or stains appear

Advice
Common questions in Duckett's Green
Is drone flying allowed in Duckett's Green?
Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Is my home in Duckett's Green listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
At what stage of buying should I get the roof surveyed?
After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.
What if it rains on the day?
Light rain doesn’t normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it as you book and we’ll explain what’s needed.
Local roofs and buyers in Duckett's Green
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Historic houses like Bruce Castle, about 1.2 miles north-east, show how far back building in the area around Duckett's Green goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
If you live in an older home near Christ Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For a London address like Duckett's Green, it helps to know about controlled parking before the day.

Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Share the report with your solicitor
- Check the lease for roof repair responsibilities
- Mention any deadline when you contact us
- Arrange the survey as soon as your offer is agreed
If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.
After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
Prices for pre-purchase roof surveys in Duckett's Green
Prices always include VAT. The things that change the price are:
- Extensions, dormers and garages with roofs of their own
- The type of building, from a house to a block or an office
- The size of the roof
- How complicated the roof is, with its valleys, chimneys and parapets
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.
Getting in touch
Here’s what helps us most when you get in touch:
- Any deadline, such as an exchange date
- Access details, such as a loft hatch or a shared roof
- Your postcode, so we can check access and travel
- The reason for the survey, such as buying, a leak or storm damage
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
Why it’s worth a survey now in Duckett's Green
The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. A roof survey is carried out for the buyer. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
