New roof snagging for homes and businesses in Duckett's Green
The best time for snagging is before the final payment, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That leaves time to raise what we find. You get a written list of snags with photographs, ready to pass on before the deadline. We survey new-build homes, flashings and valleys and loft conversions and dormers, and the problems we are asked to look at most are offcuts and broken tiles left behind and damage to other parts of the building.
In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in Duckett's Green, or for new roofing work there, those junctions deserve a careful look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Surveys in Duckett's Green can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First, you let us know what the roofer did and any concerns you have.
- The coverings, ridges, hips and verges are checked as far as can safely be seen.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- The loft space is checked where safe, along with any mess or damage left after the work.
- You get a photo report listing the snags we found.
Getting ready for the survey
- For flats, make sure roof access has been agreed
- Keep pets in another room
- Make sure the loft hatch can be reached

Advice
Leave it or get it looked at?
Specific, photographed snags are easier to discuss than a vague worry. It keeps the focus on what can be seen. In Duckett's Green, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.
Every price we give includes VAT, and the report is not charged as an extra. New roof snagging starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Duckett's Green homes and their roofs
About 1.2 miles north-east lies Bruce Castle, a reminder of how long the area around Duckett's Green has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
If you let a flat or house near Hornsey station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If your house is among the older ones in the streets near Christ Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them. As a London address, Duckett's Green can be tricky for parking: tell us about permits, visitor bays or off-street space as you book.

Questions from Duckett's Green
Will parking be an issue for a roof survey in Duckett's Green?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.
Is my home in Duckett's Green listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you test for asbestos?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Can you inspect the roof on a new-build home?
Yes, the inspection works the same as for a re-roof. The report lists snags with photographs to raise with the builder.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Roof by roof
Valleys
Offcuts in a valley can hold water. Leftover debris is recorded.
Underlay and ventilation
Roof ventilation reduces the risk of condensation. We check for vents where they’ve been fitted.
Should I look at the roof myself first?
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
