Fitzrovia Roof Leak Investigation
A careful look at the leaking roof at your property in Fitzrovia, with photos and a written report.
- Drips from nail tips in a cold loft
- Brown rings on upstairs ceilings
- A leak that comes and goes with the weather
How a roof leak investigation works in Fitzrovia
Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it’s safe to see it. We’re often asked to look into damp patches next to the stack and leaks below a flat extension roof, on the roof space, slate and tile slopes and rooflights and dormers.
Many London homes are well over a century old and their roofs have been patched more than once. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. A careful look in Fitzrovia tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When you need someone else
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- What’s under the covering or behind the plaster
- Putting the leak right
- Leaks from plumbing, tanks or pipework rather than the roof
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.
What we look at
- Flat roof details
- Rooflights and dormers
- The roof space
- Chimney stacks
- Valleys and parapet gutters
- Lead flashings
- Slate and tile slopes
What we do, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours for most homes, though a hard-to-trace leak can take longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.
- We help you choose the package that suits the leak.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Preparing for the visit
- Jot down any questions you want answered
- Gather any invoices or paperwork from past roof work
- Check the loft hatch can be reached

Rented homes, blocks and businesses
Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
Why get it checked now?
Damp in a ceiling or loft can lead to mould. It’s unpleasant, and it is harder to deal with once established. Stopping the water is the first step. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your roof before booking.
Why us?

Common roof problems in Fitzrovia
Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.
We are frequently asked to look at:
- Ceiling stains that grow after rain
- Staining around the chimney inside
- Water that shows only in certain storms
- Drips from nail tips in a cold loft
If you look after a shop, office or commercial unit, for instance near Brunswick Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Fitzrovia questions
How do I find out if my home in Fitzrovia is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is Fitzrovia in the area you cover?
Yes. We survey roofs across London and South East England, and Fitzrovia is part of that. You can phone 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.
How do you tell a leak from condensation?
Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.
What happens after the survey?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Do you use drones?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How much does a roof leak investigation cost in Fitzrovia?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Can I check my roof myself?
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
Roof leak investigations in Fitzrovia: local notes
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. The covering and its details give the first clues when tracing where water is coming from. Handel Hendrix House, about 0.8 miles south-west, is one of the historic houses in the wider area around Fitzrovia. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you live in an older home near Whitefield's Tabernacle, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Living close to St Anne's Churchyard is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
