- Splits, cracks and crazing
Flat roof survey in Fitzrovia: what you get
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey GRP fibreglass, EPDM rubber and upstands and outlets, and people most frequently book us about pools of water lying on the roof and upstands pulling away from walls.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Fitzrovia, access is agreed with whoever manages the roof before the visit. Plant bases, rooflights and cable entries are all places where water can get in.
After the visit, you get a written report with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Fitzrovia: your questions answered
How do I find out if my home in Fitzrovia is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you cover commercial flat roofs around Fitzrovia?
Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Does the report include photos?
Yes. The report includes photos of what we found, so you can see each point for yourself.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
What’s the best way to book?
The quickest way is to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we’ll take it from there. We survey on weekdays and at weekends.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- File the paperwork for the roof and any repairs
- Never stand on rooflights or fragile sheeting
- Note where water lies after a downpour
- Check that new brackets or units haven’t damaged the covering
Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
What we look for on each type of roof
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photos.

How the survey works
After the inspection, everything we found is written up as a written report with photographs, sent to you by email. On timing, it normally takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Fitzrovia moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- You tell us about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Dig out any old roof reports or invoices
- Let us know about parking before the day
- Clear the way to the loft hatch

Advice
Local flat roofs in Fitzrovia
Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Fitzrovia has a long history of building, with Handel Hendrix House about 0.8 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Landlords with a home close to London Euston station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Hotels and guest houses near Fitzrovia cannot easily close rooms for a leak, so it’s worth knowing the roof’s condition. If you look after a building such as All Souls CofE Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What we need to know

- Where water is showing inside, if it is
- Any photos you have, taken from ground level or a window
- The style of property, from a terrace to a block
- What made you get in touch

DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Parts of the roof that are not safe to walk on or view
- Hidden layers beneath the covering
- Asbestos testing, which needs a specialist asbestos surveyor
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.
