About our gutter survey in Fitzrovia
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed gutters full of debris and silt and fascia boards damaged by overflowing water, a survey will tell you what’s going on, whatever the roof.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Fitzrovia, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Tips that help
Here are a few things we’d tell any owner:
- Note any damp stains below the gutters
- Look for downpipes coming loose
- Look for new stains on ceilings below valleys after rain
- Book gutter clearing once a year, more often near trees
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.
Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.
What we are asked to look at in Fitzrovia
Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.
Typical things we’re asked to look at include:
- Water spilling over the gutter edge
- Dripping or leaking gutter joints
- Choked outlets or hopper heads
- Gutters that have fallen out of line
For site and facilities teams at buildings such as All Souls CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Why act early in Fitzrovia
Clearing gutters removes the debris but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Gutter survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

The survey, step by step
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes an hour or two at most homes, and about three to four hours for a commercial roof. In a London area like Fitzrovia, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- The roof space is checked for water marks if it is safe to get into.
- You get a written report with photos and recommendations.
Before we arrive
- Make sure pets are kept safely away
- Jot down any questions you want answered
- Agree roof access with the managing agent if it’s shared

Advice
Roof by roof
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.
Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Gutter surveys in Fitzrovia: local notes
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Fitzrovia has a long history of building, with Handel Hendrix House about 0.8 miles south-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Living close to St Anne's Churchyard is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you let a flat or house near London Euston station, the gap between tenancies is a good time to have the roof looked at.

Fitzrovia questions
I let a flat near London Euston station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.
How do I find out if my home in Fitzrovia is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Is there a good time of year to book a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
Can the survey be at a weekend?
Yes. We survey on weekdays and at weekends. Just phone 07833 053749 or use the contact form to arrange a day.
