Pre-purchase roof surveys near Fitzrovia

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

About our pre-purchase roof survey in Fitzrovia

Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and look from the ground, windows and the loft instead. We survey the roof space, lead flashings and valleys and chimney stacks, and common reasons people get in touch are gutters that overflow or drip at the joints and blistered or split felt on a flat roof.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you are buying a flat or house in Fitzrovia, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Local roofs and buyers in Fitzrovia

Historic houses such as Handel Hendrix House, about 0.8 miles south-west, show how far back building in the area around Fitzrovia goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Fitzrovia. Where the drone is part of the survey, the exact boundary is checked for the address first.

If you own a rental within reach of London Euston station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Take an older house close to Whitefield's Tabernacle: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Common questions in Fitzrovia

Can you fly a drone over a roof in Fitzrovia?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Fitzrovia. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Is my home in Fitzrovia listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It does not stand in for a RICS survey.

Can I take the findings back to the seller?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we will help you choose.

Signs you need a pre-purchase roof survey in Fitzrovia

A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

Signs worth acting on include:

  • Patch repairs that may hide an ongoing problem
  • Sagging ridge lines or uneven roof slopes
  • Ponding, blisters or splits on a flat roof
  • Gutters choked with leaves and moss

Parking in Fitzrovia, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when booking.

Choosing a roof surveyor

  • What they won’t be able to tell you
  • Whether the loft is part of the inspection
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How much experience they have with roofs like yours

What to expect from a roof survey

Why get it checked now?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage means you know about it from day one. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the exact price before booking.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In Fitzrovia, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

  • Structural calculations (that is a structural engineer’s job)
