Pre-purchase roof surveys for Euston homes and businesses

Pre-purchase roof surveys for homes and businesses in Euston

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. We survey on weekdays, Saturdays and Sundays, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We’re frequently asked to look into quick fixes on flashings and valleys and sagging ridge lines or uneven roof slopes, on natural slate, lead flashings and valleys and chimney stacks.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in Euston, or have just had new roofing work done, those junctions are frequently where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

FAQs for Euston

Is drone flying allowed in Euston?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

Can parking be tricky for a visit in Euston?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Do you need to go inside the property?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

How long does the survey visit take?

On site, it typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Structural calculations (that is a structural engineer’s job)
  • Walls, floors, services and rooms below the roof
  • Asbestos testing of any kind

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

Roofs we survey in Euston

  • Natural slate
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Chimney stacks
  • Flat-roofed extensions and dormers

What we look for on each type of roof

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Clay and concrete tiles

Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide.

Checking the roof from the ground

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Look for fresh paint on upstairs ceilings at viewings
  • Ask the seller about past roof repairs
  • Check the lease for roof repair responsibilities
  • Give your solicitor a copy of the report

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.

Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

What a survey costs

To price your survey, we look at:

  • Any need for thermal images or a drone flight
  • House, block, shop or office
  • Which survey package you book
  • The roof’s overall size

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them

We confirm the exact price before you book, so you know the cost up front. Pre-purchase roof survey starts from £150, including VAT. To book, ring 07833 053749 or email us.

Local roofs and buyers in Euston

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. About 1.1 miles south-west lies Handel Hendrix House, a reminder of how long the area around Euston has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Parking in Euston, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space as you book. The streets around a church like St Pancras New Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Landlords with a home close to London Euston station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Surveys in Euston can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey
