Pre-purchase roof survey in Kings Cross: what you get

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is frequently not the individual flat owner, with costs frequently passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. If you’re worried about ponding, blisters or splits on a flat roof and quick fixes on flashings and valleys, we can find out what’s behind it, on chimney stacks, flat-roofed extensions and dormers and lead flashings and valleys alike.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Kings Cross or checking a new roof there: only the parts we are given access to and can see safely are inspected. If it’s a flat, the lease normally sets out who is responsible for the roof.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Why act early in Kings Cross

Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, and you can line up a roofer before small faults grow. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What you get with us

  • Drone flown under a CAA Flyer ID and Operator ID
  • Independent findings on the roof’s condition
  • Over 5,000 surveys carried out
  • Every finding written up with photos

Local roofs and buyers in Kings Cross

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Dr Johnson's House, about 1.2 miles south-east, is one of the historic houses in the wider area around Kings Cross. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to London Kings Cross station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you live in an older home near Holy Cross Church, the roof may have had decades of patch repairs, and the survey shows where they are.

Your questions about pre-purchase roof surveys in Kings Cross

Is my home in Kings Cross listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is parking a problem for a survey in Kings Cross?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find.

How long will you be at the property?

The visit normally takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. We’ll give you an idea of timing when you book.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It works alongside a home survey.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Will the roof report help me negotiate with the seller?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Common roof problems in Kings Cross

Buildings put up or refurbished before 2000 may contain asbestos. It is often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Signs worth acting on include:

  • Flashings that have lifted or split
  • Bitumen or mortar used in place of proper repairs
  • Ponding, blisters or splits on a flat roof
  • Gutters that overflow or drip at the joints

For a London address like Kings Cross, it helps to know about controlled parking before the day, along with any off-street space.

Questions to ask before booking

  • Which limits apply to the survey
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How long the report takes to arrive
  • Whether the loft is part of the inspection

What a good roof survey covers

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. In Kings Cross, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Clear the way to the loft hatch
  • If it is not your property yet, arrange access through the agent

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether the price should change, which is between you and the seller
  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • The roof space
  • Gutters and downpipes
  • Lead flashings and valleys
  • Natural slate
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers

What affects the price in Kings Cross

To price your survey, we check:

  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • Basic, Standard or Premium

To find out what your survey will cost, ring 07833 053749 or drop us an email with the address and some details. We’ll confirm the figure before booking.

What we need to know

You do not need to know any roofing terms. It is enough to tell us:

  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • Any deadline, like an exchange date
  • The property’s address and postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.
