Independent landlord roof surveys in Kings Cross

Landlord roof surveys for homes and businesses in Kings Cross

The lease usually decides who is responsible for the roof and who pays. We do not give legal advice on leases, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We survey converted houses, flat roofs on blocks and shared roofs, and the problems we are asked to look at most are failed flashings at walls and chimneys and worn ridges, hips and verges.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Kings Cross, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Signs you need a landlord roof survey in Kings Cross

Older buildings across London and the South East have roofs that are decades old. Nails, battens, flashings and underlay frequently fail before good slates or tiles so it pays to check how the roof is holding up.

A survey makes sense if you’ve noticed:

  • Slipped or missing slates and tiles
  • Failed flashings at walls and chimneys
  • Ceiling stains reported by tenants
  • Leaking joints at party walls

If you own a rental within reach of London Kings Cross station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before booking

  • What experience they bring
  • How they plan to inspect the roof safely
  • How long the report takes to arrive
  • Whether VAT is added on top

What’s in a roof survey

Landlord roof surveys in Kings Cross: local notes

Historic houses such as Dr Johnson's House, about 1.2 miles south-east, show how far back building in the area around Kings Cross goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live near a park such as Lewis Cubitt Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you look after a shop, office or commercial unit, for example near Brunswick Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Practical tips

Here are a few things we’d tell any owner:

  • Hold on to old reports to compare later
  • Act on high-priority defects quickly
  • Don’t store items over the loft hatch
  • Ask residents to report damp straight away

If you need to share the findings with leaseholders or a board, the photos help. The report is written in plain language.

Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

How the survey changes by roof type

Roof spaces and lofts

Access to the loft may be through a flat or a common area and you will need to arrange it.

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings where it’s safe to see them.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Questions from Kings Cross

Does a conservation area affect roof work in Kings Cross?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is parking a problem for a survey in Kings Cross?

It can be, so it is useful to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does this replace a RICS building survey?

No. Our survey covers the roof and its parts, not the whole property. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How long does a landlord roof survey take?

It typically takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. You will know roughly how long when we arrange it.

Is this survey just for landlords?

We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.

What affects the price in Kings Cross

To price your survey, we check:

  • Basic, Standard or Premium
  • Whether it is a home or a commercial building

Getting in touch

A little information up front helps. It is useful to include:

  • Any deadline, such as an exchange date
  • Where the property is, with the postcode
  • The type of building and roof, like pitched or flat
  • Any marks or damp showing indoors

We confirm the exact price before booking, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

The survey, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey usually takes an hour or two for a single let house, with blocks of flats taking longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • If you’re buying, let the agent know when we are coming
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets inside or away from the areas we are looking at
