Landlord Roof Survey in Euston
Not sure what state the let or shared roof is in? We carry out landlord roof surveys in Euston and across Greater London, with plain-English findings.

- Blocked gutters over flats
Landlord roof survey in Euston: what you get
Our landlord and block roof surveys cover Euston and the rest of London and South East England. A visit normally takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Everything is inspected as far as it can be seen safely including by drone where it applies. You then get a report with photographs. If you’re worried about damaged party-wall upstands or parapets and mortar falling from ridges and verges, a survey will tell you what’s going on, whatever the roof.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Euston are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a landlord roof survey doesn’t cover
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Parts of the roof we cannot safely see or access
- A full building survey of every part of the property
- Who pays under the lease (that is a legal question)
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.
Roof types and parts we check
- Blocks of flats
- Flat roofs on blocks
- Rented houses
- Gutters and downpipes
- Shared roofs
- Converted houses
What affects the cost of landlord roof surveys
All our prices include VAT. What changes the price is:
- Basic, Standard or Premium
- Commercial roofs and larger buildings
- Extra roofs, like extensions, dormers or garages
- Height and safe access
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
When you call or email, these details help:
- Any photos you have, taken from the ground or a window
- What’s prompted the survey
- Dates you’re working to, such as exchange
- Anything about access we should know
Unsure which package suits your roof? It is easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
What happens if roof problems are left?
On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it’s one opinion against another. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. We will confirm the figure before booking.

Roofs, chimneys and gutters in Euston
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Handel Hendrix House, about 1.1 miles south-west, show how far back building in the area around Euston goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Trees in and around Lewis Cubitt Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as UCL School of Slavonic and East European Studies, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How the survey works
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for a single let house, with blocks of flats taking longer. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
How to prepare
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller
- For a flat or shared roof, check access with the freeholder or managing agent

Do you need a landlord roof survey in Euston?
A roof nobody lives directly under can be easy to overlook. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.
Things that frequently lead to a survey include:
- Mortar falling from ridges and verges
- Choked outlets and gutters
- Damaged party-wall upstands or parapets
- Failed flashings at walls and chimneys
If you live in an older home near St Pancras New Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
Choosing a roof surveyor
- Is there a chance to talk the report through?
- What experience they bring
- Is VAT included in the price?
- Their insurance cover
Questions from Euston
Does a conservation area affect roof work in Euston?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
I let a flat near London Euston station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
What if it rains on the day?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
