Landlord roof survey in Fitzrovia: what you get
Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’ve noticed gaps where tiles or slates have slipped and damp or stains in top-floor flats, we can find out what’s behind it, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What this survey can’t tell you
To be straight with you, there are limits to any roof survey:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- The structure in the way a structural engineer would assess it
- Parts of the roof we cannot safely see or access
If in doubt, ring 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.
What we check
- Rented houses
- Converted houses
- Shared roofs
- Gutters and downpipes
- Flat roofs on blocks
- Blocks of flats
Landlord roof surveys around Fitzrovia
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Handel Hendrix House, about 0.8 miles south-west, show how far back building in the area around Fitzrovia goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If your house is among the older ones in the streets near Whitefield's Tabernacle, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to St Anne's Churchyard is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Fitzrovia is about 1 mile north-east of Marylebone, in Greater London. In Fitzrovia, as across Greater London, every roof gets the same careful survey. Fitzrovia is one of the places in Greater London we cover.
We survey roofs across the NW1W, W1T and W1G postcode area for landlord roof surveys and the streets around it. Whether your property is on Euston Road, Duke's Road and Market Place or a nearby road, we can survey it. You will find Fitzrovia on the A501 and A4200, so it’s easy for us to get to. Nearby, we also carry out landlord roof surveys in Euston (1 mile north-east), Marylebone (1 mile south-west), Bloomsbury (1 mile east), Somers Town (1 mile north-east) and Soho (1 mile south-east). We also work in nearby towns such as Kensington (3 miles south-west), Shoreditch (3 miles east), Walthamstow (7 miles north-east), Whitechapel (3 miles east), Hampstead (3 miles north-west) and Ruislip (12 miles west).

What we look for on each type of roof
Flat roofs on blocks and rear additions
Felt flat roofs often last around 15–20 years, so their age matters.
Gutters and downpipes
Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes where they can be seen.

For landlords and managing agents
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
Questions from Fitzrovia
Does a conservation area affect roof work in Fitzrovia?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
I let a flat near London Euston station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
How long is the visit?
Most surveys take about 1–2 hours at most homes, and about three to four hours for a commercial roof. The report follows by email.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.
When to book a survey in Fitzrovia
Reports of leaks or damp from tenants often lead to a survey. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.
These are some of the problems a survey can pick up:
- Choked outlets and gutters
- Slipped or missing slates and tiles
- Damaged party-wall upstands or parapets
- Cracked or lifting flashings
If you own a rental within reach of London Euston station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Before booking anyone
- Whether the loft is part of the inspection
- Whether you can ask questions once you have the report
- How long the report takes to arrive
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
What we do, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for most houses, and more on a big or complicated roof. You’re welcome to ask questions while we are there. For a visit in Fitzrovia, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Getting ready for the survey
- Make sure the loft hatch can be reached
- Have any paperwork from past roof work to hand
- Buyers: confirm access with the estate agent or seller
How to book
Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, ring 07833 053749 or drop us an email.

Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Deal with urgent items first
- File each roof report for future reference
- Keep the loft hatch clear and reachable
- Get legal advice on lease responsibilities
Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and plan the rest over time.
Make sure the loft hatch can be reached and opened so the roof can be checked from inside. Clutter around the hatch slows things down.
