What we’re asked to look at in Fitzrovia

People often book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

Most people get in touch when they’ve noticed one of these:

  • Moisture around outlets and upstands
  • Water getting in at parapets and stacks
  • Water that travels before it shows
  • Ceilings that feel colder in places

If you live in an older home near Whitefield's Tabernacle, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What a good roof survey covers

Thermal roof survey in Fitzrovia

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. To book, just ring 07833 053749 or drop us an email with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. If you’ve noticed damp where roofs meet walls and chimneys and damp that repairs haven’t cured, we can find out what’s behind it, on ceilings below the roof, insulated roof spaces and commercial roofs alike.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at. Let us know about the building and access as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

What we look for on each type of roof

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. We combine a close visual check with the thermal images.

What a thermal roof survey does not cover

In fairness, a roof survey has limits:

  • An energy rating for the building
  • The condition of timbers we can’t see
  • Whether the deck or roof structure is strong enough

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before you book. What a survey covers and does not.

Roofs we survey in Fitzrovia

  • Commercial roofs
  • Ceilings below the roof
  • Flat roofs
  • Loft conversions
  • Insulated roof spaces
  • Pitched roof slopes

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for a house, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Fitzrovia runs like any other.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work

Flying and imaging in Fitzrovia

Fitzrovia is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. Where the drone is part of the survey, we check the exact boundary for the address before flying. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

A roof leak in a hotel or guest house around Fitzrovia means lost rooms as well as repairs. Handel Hendrix House, about 0.8 miles south-west, is one of the historic houses in the wider area around Fitzrovia. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera doesn’t touch the roof itself.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Heat the home normally on the days before
  • Keep the report to compare against after any repair
  • Leave the roof to people with safe access
  • Clear a path to the loft hatch before we arrive

Buyers can use the findings when talking to the seller or agent. It is your decision how to use it, whether that is asking for work or discussing the price.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

Landlords, agents and block managers in Fitzrovia

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Your questions about thermal roof surveys in Fitzrovia

Is parking a problem for a survey in Fitzrovia?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

Can you fly a drone over a roof in Fitzrovia?

That depends on where the roof is and on the weather. Fitzrovia is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show.

Is thermal imaging useful on pitched roofs?

It can be useful, though pitched roofs are normally harder to read. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there’s safe access.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there’s safe access.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
