Fitzrovia Electronic Leak Detection
Know where you stand with the flat roof membrane before you spend money on it. We carry out electronic leak detection in Fitzrovia, with photographs and a clear written report.
- Holes around roof penetrations
- Failed seams and laps
- New membranes needing a check before handover
What happens on the day
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take more time on a big roof than a small one, with the construction of the roof playing a part too. From the street, a London terrace normally shows only its front slope or parapet, so in Fitzrovia we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- You tell us about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- A report with photographs shows where each breach is.
Getting ready for the survey
- Let us know about parking near the property
- Keep pets in another room
- Note where any stains or damp appear

How electronic leak detection works in Fitzrovia
Our ELD testing covers flat roofs in Fitzrovia and the rest of London and South East England. Testing normally takes as long as needed for the roof’s area and construction, which we’ll explain when we quote. Every roof is quoted on its size and build-up. The results come in a written report with photos. Common reasons to book are leaks showing away from the breach and leaks through a flat roof with no obvious cause, on commercial flat roofs, roof terraces and balconies and flat roof membranes.
Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. In Fitzrovia, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Fitzrovia: your questions answered
Can you look at the flat roof of a hotel or office near Fitzrovia?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.
How do I find out if my home in Fitzrovia is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Does ELD include fixing the breach?
No. ELD is testing only. You get the breach locations with photos so your roofer can fix them.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Different roofs, different checks
Single-ply membranes
Punctures from foot traffic and equipment are common on single-ply roofs. ELD can locate them.
Green and ballasted roofs
Green roofs and ballasted roofs cover the waterproofing. Some methods can work through these layers, depending on the build-up.

Tips from our surveys
From years of surveys, a few habits stand out:
- Don’t leave water getting in
- Limit access to the roof
- Ask contractors to protect the membrane
- Find the breach before more patching
If anything in the report isn’t clear, ask us. We’ll explain what was found and what it means.
ELD before paving, ballast or planting goes on is worth considering. Finding breaches is simpler at that stage.
What electronic leak detection looks like in Fitzrovia
The wider area around Fitzrovia has a long history of building, with Handel Hendrix House about 0.8 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. There are several hotels within about a mile and a half of Fitzrovia, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
The streets around a church such as Whitefield's Tabernacle are often among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking. If you let a flat or house near London Euston station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Signs you need electronic leak detection in Fitzrovia
Water travels under flat roof membranes. The leak may show some distance from where water gets in which makes it hard to find by looking.
A survey makes sense if you’ve noticed:
- Leaks at pipes, outlets or fixings
- Gaps at membrane joints
- Stains far from any visible defect
- Punctures from foot traffic or tools
A roof leak in a hotel or guest house around Fitzrovia means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.
Before booking any roof surveyor
- Will they check the loft as well as the outside?
- What they will not be able to tell you
- Are they insured for the work?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
When you need someone else
In fairness, there are limits to any roof survey:
- Areas we can’t reach or that can’t be tested
- Repairing the breaches (that’s for your roofer)
- How wet the insulation is
