Fitzrovia questions

Do you survey roofs for landlords with property near London Euston station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Can parking be tricky for a visit in Fitzrovia?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Does the weather affect the survey?

Light rain doesn’t usually stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

About our chimney survey in Fitzrovia

If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. If you’re worried about signs that a stack is leaning and mortar washing out of the joints, a survey will tell you what’s going on.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Fitzrovia has one, it needs checking from somewhere that can actually see it.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How we price chimney surveys

Prices always include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • Which survey package you book
  • The roof’s overall size
  • The number of roofs, including extensions and garages

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Booking your survey

There is no need for technical words. Just let us know:

  • Where water is showing inside, if it is
  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from ground level or a window

Not sure which survey you need? It is easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Hidden damage within the stack
  • Gas safety checks, which need a Gas Safe registered engineer
  • Whether the flue is safe to use

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Chimney breasts
  • Shared and party-wall stacks
  • Lead flashings
  • Flaunching
  • Chimney pots and cowls
  • Brick chimney stacks

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take an hour or two at a house, as part of a look at the roof around the stack. For a visit in Fitzrovia, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand
  • Unlock side gates and any roof access doors

Roofs, chimneys and gutters in Fitzrovia

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Fitzrovia is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look. Handel Hendrix House, about 0.8 miles south-west, is one of the historic houses in the wider area around Fitzrovia. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Whitefield's Tabernacle: its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as All Souls CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near Brunswick Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Have brackets on the chimney checked
  • Use a Gas Safe registered engineer for gas appliances
  • Look at the chimneys with binoculars after a storm
  • Keep the report to compare against at the next survey

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
