Bloomsbury questions

Do you survey roofs for landlords with property near London Euston station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details.

Does a conservation area affect roof work in Bloomsbury?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How much is a survey?

Chimney survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

Do you need to go on the roof to check the chimney?

We look from ground level, from windows and from the loft where it is safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

How a chimney survey works in Bloomsbury

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. We survey chimney pots and cowls, shared and party-wall stacks and chimney breasts, and people most frequently book us about gaps in the mortar around the pots and damaged chimney pots and cowls.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Bloomsbury with this kind of roof, the hidden gutter is one of the first things to check.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Checking the roof from ground level

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

What happens on the day

Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, it typically takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. In Bloomsbury, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Look at the chimneys with binoculars after a storm
  • Leave close inspection to people with safe access
  • Ask about consent before removing a chimney on an older property
  • Have brackets on the chimney checked

After the visit, we write up the report with photographs of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.

What we’re asked to look at in Bloomsbury

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.

Common reasons to book include:

  • A chimney out of line
  • Disused chimneys trapping moisture
  • Damaged chimney pots and cowls
  • Gaps in the mortar around the pots

Anyone responsible for a site like UCL School of Slavonic and East European Studies will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • What experience they bring
  • Whether any drone flown is registered with the CAA
  • What the report includes, and whether it has photos
  • Whether they hold professional indemnity and public liability insurance

What a roof survey includes

Prices for chimney surveys in Bloomsbury

All our prices include VAT. What changes the price is:

  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office
  • How big the roof is

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Getting in touch

A little information up front helps. It helps to include:

  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • Whether there is a loft hatch, a shared roof or tricky access

Getting a price is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.

Bloomsbury homes and their roofs

About 0.9 miles south-east lies Dr Johnson's House, a reminder of how long the area around Bloomsbury has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you run a business near Brunswick Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For landlords with property near London Euston station, a dated record of the roof is useful when planning maintenance across a let.

What happens if roof problems are left?

Damp in a chimney breast usually gets worse while the cause is left. It can spoil decoration and plaster. Finding the cause means the right work can be planned. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
