Chimney surveys in Somers Town

Chimney surveys for homes and businesses in Somers Town

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. Typical surveys look at damaged chimney pots and cowls and flashings pulling away from the stack, across chimney breasts, brick chimney stacks and flaunching.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Somers Town are no exception. Shared chimney stacks and the lead around them are just as important to check.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Useful tips for Somers Town property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Use the report as a baseline for future checks
  • Photograph damp patches with the date
  • Find out whether changes to a stack need permission
  • Leave close inspection to people with safe access

With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.

Common questions in Somers Town

I let a flat near London Euston station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details, and we will talk through which survey suits.

How do I find out if my home in Somers Town is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Is Somers Town in your area?

Yes. We survey roofs in Somers Town and the rest of Greater London. To book, ring 07833 053749 or email us.

Will I get photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Is a leaning chimney dangerous?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

What a chimney survey looks like in Somers Town

Historic houses such as Handel Hendrix House, about 1.4 miles south-west, show how far back building in the area around Somers Town goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like St Mary and St Pancras Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Living close to Lewis Cubitt Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What this survey can’t tell you

A survey is a proper look at the chimney stack, but it cannot do everything. The main limits are:

  • The inside of the flue, which needs a sweep or flue specialist
  • Structural calculations for a leaning stack
  • Hidden sides of a shared stack

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Chimney pots and cowls
  • Lead flashings
  • Brick chimney stacks
  • Chimney breasts
  • Shared and party-wall stacks
  • Flaunching

What we do, step by step

Once we’ve finished looking, we write up our findings in a report with photos. On timing, it normally takes roughly 1–2 hours for most homes, a little longer where there are several stacks. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Signs you need a chimney survey in Somers Town

A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.

Typical things we are asked to look at include:

  • Loose, cracked or missing pots
  • Redundant stacks capped without ventilation
  • Eroded joints in the brickwork
  • Gaps where the stack meets the roof

For businesses in and around places like Brunswick Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Before booking anyone

  • Which limits apply to the survey
  • Whether you can ask questions once you have the report
  • Whether the inside of the roof is included
  • When you will get the report

What a good roof survey covers

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. In Somers Town, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
