How a chimney survey works in Agar Town
Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. Common reasons to book are flaunching that has broken away and worn or missing pointing, across chimney pots and cowls, chimney breasts and flaunching.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Agar Town with this kind of roof, the hidden gutter is one of the first things to check.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Agar Town: your questions answered
Is my home in Agar Town listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in Agar Town?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we’ll work around them.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.
What do you check on a chimney?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. Everything is written up with photos.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Does the weather affect the survey?
Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Common roof problems in Agar Town
Aerials and dishes are frequently fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.
Typical things we are asked to look at include:
- Mortar washing out of the joints
- Gaps in the mortar around the pots
- Flashings pulling away from the stack
- Bricks with flaking faces
For site and facilities teams at buildings such as Abacus Belsize Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Local roofs in Agar Town
Winfield House, about 1.5 miles west, is one of the historic houses in the wider area around Agar Town. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For an older house near a landmark such as All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Homes near green spaces such as Lewis Cubitt Park can get more leaves in their gutters in autumn.

Can I check my roof myself?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Roof by roof
Flaunching
The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.
Lead flashings
Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.
How it works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about one to two hours for most homes, a little longer where there are several stacks. In a London area like Agar Town, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from ground level, windows, the loft and, where it’s safe, the roof itself.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Preparing for the visit
- Tell us about any leaks, stains or damp patches you know of
- For a flat or shared roof, check access with the freeholder or managing agent
- Let us know about parking near the property
