New roof snagging in Fitzrovia

Leave it or get it looked at?

Phone photos from the garden can’t show much. Our inspection looks as closely as can be done safely using a drone where applicable. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your survey before booking.

Why us?

  • Prices that include VAT
  • An independent look at the roof
  • Two decades and more of roof surveys
  • Weekday and weekend surveys

How new roof snagging works in Fitzrovia

Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen as well as the gutters. The report sets out what we found with photographs. Any debris left behind or damage to other parts is recorded too. Typical surveys look at poorly finished verges and tiles or slates sitting out of line, on replacement roofs, flashings and valleys and new flat roofs.

In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Fitzrovia, or for new roofing work there, those junctions deserve a careful look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes between one and two hours for a house, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

How to prepare

  • Let us know about parking before the day
  • Leave a clear route to the loft
  • Note where any stains or damp appear

Arrange a survey

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

What affects the cost of new roof snagging

We confirm the exact price before booking. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

To find out what your survey will cost, phone 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

Booking your survey

You do not need to know any roofing terms. Just let us know:

  • What’s prompted the survey
  • Any photos you have, taken from ground level or a window
  • Any marks or damp showing indoors
  • Anything about access we should know

Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or drop us an email.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Estimates of what fixes will cost
  • A promise that the roof won’t leak
  • Nails and clips under the slates or tiles

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

What we check

  • New flat roofs

Buying a home or a new roof in Fitzrovia

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. For a purchase or a newly finished roof, the materials decide which details matter most. About 0.8 miles south-west lies Handel Hendrix House, a reminder of how long the area around Fitzrovia has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Controlled parking zones are common in London, so mention any permit rules for Fitzrovia. For an older house near a landmark such as Whitefield's Tabernacle, the roof may have had decades of patch repairs, and the survey shows where they are.

What we are asked to look at in Fitzrovia

Flashings are a common source of snags. Loose or badly fitted flashings can let water in at the first heavy rain.

A survey can pick up problems such as:

  • Vents that weren’t fitted or are covered
  • Poorly finished verges
  • Loose or badly finished ridge tiles
  • Broken coverings left on a new roof

If you own a rental within reach of London Euston station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Choosing a roof surveyor

  • How long the report takes to arrive
  • What the report includes, and whether it has photos
  • What experience they bring
  • Whether the inside of the roof is included
