New roof snagging in St Giles, Greater London
Get a clear view of the new roof at a property in St Giles from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Missing or blocked roof ventilation
- Verge tiles or slates not secured
- Debris left in gutters or valleys
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Walk round the house to look for knock-on damage
- Check before your warranty period ends
- Check the roof before you pay in full
- File all paperwork for the new roof
Your roofer can use the report to put the snags right. If there’s a dispute, it’s between you and your roofer or builder; we report on what we see.
Note the end date of any defects or warranty period. Book a check well before it so there’s time to raise anything.
New roof snagging in St Giles
People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it is safe. You then get a written report with photos to share with your roofer. If you’ve noticed untidy or loose verge details and vents that weren’t fitted or are covered, a survey will tell you what’s going on.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in St Giles might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The survey, step by step
The visit has one job: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.
- We start by finding out what was replaced and what worries you.
- The coverings, ridges, hips and verges are checked as far as can safely be seen.
- Flashings, valleys, gutters and visible underlay at the eaves are looked at.
- Where it’s safe, we check the loft, then look for debris or damage left behind.
- We send a written report with photos of each snag.
How to prepare
- Make a note of anything you’d like us to look at
- If it isn’t your property yet, arrange access through the agent
- Keep pets in another room
How to book
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

Your questions about new roof snagging in St Giles
Do you carry out roof surveys in St Giles?
Yes. We work right across London and South East England, and St Giles is part of that. Just phone 07833 053749 or drop us an email and let us know about the property.
Does a conservation area affect roof work in St Giles?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
What’s the best time to have a new roof checked?
Ideally before you make the final payment, while the roofer is still on hand. Otherwise, book before your defects or warranty period runs out.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.
How much time does a snagging visit need?
A visit usually takes roughly 1–2 hours for most homes, depending on how much new work there is to check. You will know roughly how long when we arrange it.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.
How the survey changes by roof type
Ridges, hips and verges
The top and edges of a roof are the most exposed. Bedding, dry-fix pieces and fixings are looked at where visible.
Clay and concrete tiles
Tiled roofs often have snags at the verges and eaves. They get close attention.
What new roof snagging looks like in St Giles
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as Benjamin Franklin House, about 0.5 miles south, show how far back building in the area around St Giles goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Tottenham Court Road station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Take an older house close to Soho Baptist Chapel: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. As a London address, St Giles can be tricky for parking: let us know about permits, visitor bays or off-street space as you book.

What’s near St Giles
Typical jobs here are in homes near LSE Shaw Library, The Crown pub and Mercers' School and the streets around them. Nearby too are London Nautical School (1 mile south-east) and St Anne's Churchyard (less than half a mile south-west). There is a railway station in St Giles itself: Tottenham Court Road station. A little further out are Montfichet's Tower (1.1 miles east) and Kingly Court (0.5 miles west). Not far away are Barnsbury Wood and Ludgate Hill.
Leave it or get it looked at?
Phone photos from the garden can’t show much. Our inspection looks as closely as can be done safely using a drone where it applies. In St Giles, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
