Your questions about roof surveys in Euston
I let a flat near London Euston station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details.
How do I find out if my home in Euston is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you survey a roof I share with a neighbour?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
How do I arrange a roof survey in Euston?
To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Do you cover Euston?
Yes. We survey roofs in Euston and the rest of Greater London. To book, ring 07833 053749 or email us.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
About our roof survey in Euston
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey ridges, hips and valleys, natural slate and clay and concrete tiles, and people most often book us about leaning or weathered chimney stacks and gutters that overflow in heavy rain.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Euston with this kind of roof, the hidden gutter is one of the first things to check.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Euston homes and their roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you live near a park such as Lewis Cubitt Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you let a flat or house near London Euston station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

DIY checks: what’s safe
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What affects the price in Euston
The price reflects the time and kit the roof needs. That comes down to:
- Which survey package you book
- The type of building, from a house to a block or an office
- How many separate roofs there are, like extensions, dormers and garages
- Chimneys, valleys, parapets and other details
Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the exact price before booking.
Helping us price your survey
What helps most when you contact us:
- Your postcode, so we can check access and travel
- The reason for the survey, such as buying, a leak or storm damage
- Any photos you have, taken from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
Booking is simple: just call 07833 053749 or drop us an email, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.
What happens on the day
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. London terraces rarely offer a view of the whole roof from one spot, so a visit in Euston moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- Find any records of previous roof work
- Buyers: confirm access with the estate agent or seller
- Let us know about parking near the property
Book a survey
Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.
Advice
What a roof survey doesn’t cover
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Defects hidden under coverings or inside walls without opening up
- How the roof will behave in every kind of weather
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Do you need a roof survey in Euston?
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
People normally book a survey after spotting something like this:
- Cracked mortar along the ridge
- Cracked or blistered flat roof coverings
- Slates or tiles that have slipped or broken
- Leaning or weathered chimney stacks
If your home is one of the older ones in the streets near St Pancras New Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
Before you book any roof surveyor
- Their report turnaround times
- How much experience they have with roofs like yours
- What the report includes, and whether it has photographs
- Are they insured for the work?
Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- File the report with your home documents
- Ask about a flat roof on an extension or garage too
- Mention any damp patches as you book
- Take photos of any leaks as they happen
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
