Roof leak investigations for Brondesbury homes and businesses

How a roof leak investigation works in Brondesbury

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. Our report shows what we found, with photos. Typical surveys look at damp ceilings under a flat roof and a leak that comes and goes with the weather, across rooflights and dormers, valleys and parapet gutters and lead flashings.

Many London homes are well over a century old and their roofs have been patched more than once. Telling wear from a one-off event matters, because insurers usually exclude wear and tear. That’s as true in Brondesbury as anywhere in London. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Signs you need a roof leak investigation in Brondesbury

A chimney stack has lots of places for rain to get in. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the loft space.

Most people get in touch when they’ve noticed something like this:

  • Water dripping from rafters or underlay
  • Water through the ceiling under a flat roof
  • Damp underlay across a wide area
  • Damp patches next to the stack

Take a building like North West London Jewish Day School: a leak through a large roof is often found some distance from where the water shows inside.

Questions to ask before booking

  • What the survey won’t cover
  • Whether the inside of the roof is included
  • What the report includes, and whether it has photos
  • Whether you can ask questions once you have the report

What a good roof survey covers

Brondesbury roofs and the weather

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Brondesbury is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. The wider area around Brondesbury has a long history of building, with Fenton House about 1.5 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near Christ Church, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Brondesbury station may find that tracing a leak quickly matters when a tenant is living with it.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Have an electrician check any wet fittings
  • Check whether pipes or tanks run near the stain
  • Tell us about any past repairs to the roof
  • Write down the wind direction and rain when it leaks

Any roofer you ask to quote can work from the report. The photos show the defects and where they are, rather than at the stain.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

Brondesbury: your questions answered

Is my home in Brondesbury listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is parking a problem for a survey in Brondesbury?

Usually it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Does the report include photographs?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

Can a leak be traced on a dry day?

Frequently, yes. Stains, tide marks, damp timbers and moisture readings typically point the way. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How the survey changes by roof type

Lead flashings

A leak at a flashing frequently shows some way from the joint. We check every flashing that could feed the stain.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely.

What we cannot see

It’s useful to know what a survey won’t do before you book:

  • Structural calculations (that is a structural engineer’s job)
  • A promise to find every leak on a single visit
  • Putting the leak right

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before you book. What our survey covers.

What this survey covers

  • Slate and tile slopes
  • Valleys and parapet gutters
  • Lead flashings
  • Chimney stacks
  • Rooflights and dormers
  • Flat roof details
  • The roof space

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for most homes, though a hard-to-trace leak can take longer. In a London area like Brondesbury, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Buyers: confirm access with the estate agent or seller
  • Let us know about parking near the property

Getting a price

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or drop us an email to find out.
