Roof by roof
Parapet and box gutters
Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.
Valleys
Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.
About our roof leak investigation in Oakthorpe Park
Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from every safe vantage point. The findings are recorded with photos. Common reasons to book are staining where a gutter or parapet meets the wall and ceiling stains that grow after rain, on valleys and parapet gutters, lead flashings and rooflights and dormers.
In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We look at what we are given access to in Oakthorpe Park, inside and out. It’s useful to know when the water appears and in what weather.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

What happens on the day
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take about one to two hours for most houses, while a commercial roof takes nearer three to four hours. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- We email a written report showing where the water most likely gets in.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Tell us about parking before the day
- Gather any invoices or paperwork from past roof work

Common questions in Oakthorpe Park
Will parking be an issue for a roof survey in Oakthorpe Park?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
Is my home in Oakthorpe Park listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will you photograph what you find?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
Why is the stain in a different place from the leak?
Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years.
Will you definitely find the leak?
Not always, and we’ll be honest about that. Some leaks hide well, especially those that need wind-driven rain. Where the source isn’t certain, we list the likely routes in order.
Will you fly a drone over my roof?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
What affects the cost of roof leak investigations
What a survey costs depends on the time and equipment it needs. The main factors are:
- Features like valleys, chimneys, dormers and parapets
- House, block, shop or office
- Which survey package you book
- Building height and the viewpoints available
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What to tell us when you get in touch
Getting the details right at the start saves time. Please include:
- Whether there’s a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from the ground or a window
- Your postcode, so we can check access and travel
- Where water is showing inside, if it is
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form.
When you need someone else
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- Faults hidden behind ceilings or boarding
- Putting the leak right
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Practical tips
Over many surveys, some simple habits stand out:
- Don’t touch fittings that water is reaching
- Let us know what has already been tried
- Put a bucket under the drip and move valuables
- Keep a photo record of the damp patch
If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. It saves chasing a leak that is not there.
Don’t block the vents at the eaves. Good airflow reduces condensation, and condensation is a common false alarm. Check insulation doesn’t block airflow at the eaves.
Leave it or get it looked at?
A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it. Then the source needs tracing. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Leaks and storm damage in Oakthorpe Park
Bruce Castle, about 1.7 miles south-east, is one of the historic houses in the wider area around Oakthorpe Park. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these roof types has its own typical places for water to get in.
Take a building like St Anne's Catholic High School for Girls: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you run a business near The Mall Wood Green, a leak can close part of a shop or office, so finding the cause quickly matters. If you own one of the older houses in the streets near St Michael-at-Bowes, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
