Roof leak investigation in Holborn, Greater London
Tracing where water is getting into your roof for Holborn and the rest of Greater London. Surveys run seven days a week.
- Damp underlay across a wide area
- Water that shows only in certain storms
- Wet patches on loft insulation
Signs you need a roof leak investigation in Holborn
Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.
Most people get in touch when they’ve noticed something like this:
- Water through the ceiling under a flat roof
- Damp walls below an overflowing gutter
- Drips in the loft during heavy rain
- Condensation that looks like a leak
For landlords with property near Farringdon station, tracing a leak quickly matters when a tenant is living with it.
What to check before booking
- How they plan to inspect the roof safely
- Whether the roof space is looked at, where there is one
- Their track record with similar roofs
- Whether any drone flown is registered with the CAA
Roof leak investigation in Holborn
Roof leaks rarely show up where you’d expect. Water frequently travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. If you’ve noticed ceiling stains that grow after rain and wet patches on loft insulation, we can find out what’s behind it, whatever the roof.
London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. That’s as true in Holborn as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Holborn questions
How do I find out if my home in Holborn is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Is parking a problem for a survey in Holborn?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.
Do you survey on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
What a roof leak investigation doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Leaks from plumbing, tanks or pipework rather than the roof
- Putting the leak right
- A promise to find every leak on a single visit
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

What we do, step by step
On the day, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes between one and two hours for a house, though large, tall or awkward roofs take more time. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

Related advice
What we look for on each type of roof
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped.
Slate and tile slopes
Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.
Leaks and storm damage in Holborn
Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering and its details give the first clues when tracing where water is coming from. Historic houses such as Dr Johnson's House, about 0.4 miles south-east, show how far back building in the area around Holborn goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church like St Alban's Church are often among the oldest in a place, and if your home is one of the older ones nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you live near a park like Lincoln's Inn Fields, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Check whether pipes or tanks run near the stain
- Keep water away from lights and sockets
- Move stored items away from the hatch
- Don’t climb onto the roof to look
The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, rather than at the stain.
Don’t block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Make sure insulation does not block airflow at the eaves.
