Your questions about roof leak investigations in Streatham Park

Do you cover Streatham Park?

Yes, Streatham Park is one of the places we work. The survey and report are the same in Streatham Park as anywhere else, and visits run on weekdays and weekends.

Can parking be tricky for a visit in Streatham Park?

Sometimes, yes. If Streatham Park has controlled parking where you are, a visitor permit is the easiest answer.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

What do I do with the report?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Roof leak investigation in Streatham Park: what you get

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. Common reasons to book are damp on a chimney breast and damp walls below an overflowing gutter, on rooflights and dormers, the roof space and flat roof details.

Many London homes are well over a century old and their roofs have been patched more than once. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. A careful look in Streatham Park tells the two apart where the evidence allows. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What we’re asked to look at in Streatham Park

A chimney stack has a good many places for rain to get in. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the loft space.

A survey can pick up problems like:

  • Drips from nail tips in a cold loft
  • Drips in the loft during heavy rain
  • Brown rings on upstairs ceilings
  • Leaks below a flat extension roof

If you own a rental within reach of Streatham station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one
  • Which parts of the roof they’ll actually see

Roof leak investigations around Streatham Park

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Streatham Park is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these roof types has its own typical places for water to get in. Historic houses such as Kingswood House, about 2.6 miles east, show how far back building in the area around Streatham Park goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Trees in and around Streatham Common shed leaves that can end up in nearby gutters. If you run a business near Southside Wandsworth, a quick answer on where water is coming in keeps a business running.

What affects the price in Streatham Park

Several things affect the price of a survey:

  • House, block, shop or office
  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages
  • The shape of the roof and its details

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What to let us know when you contact us

Getting the details right at the start saves time. It helps to include:

  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them
  • Dates you are working to, such as exchange
  • The address and postcode of the property

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours for a house, with bigger or more complicated roofs taking longer. From the street, a London terrace usually shows only its front slope or parapet, so in Streatham Park we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

  • If you are buying, let the agent know when we are coming
  • Leave a clear route to the loft
  • For flats, check roof access has been agreed

Advice

How the survey changes by roof type

Valleys

A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.

Lead flashings

Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, letting rain run behind the joint.

Why it’s worth a survey now in Streatham Park

Patching the spot above the stain often does not work. The real way in may be a metre or more away. We find the probable source before anyone starts work. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for the job before booking.
