Roof leak investigations for homes and businesses in Pentonville
Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We are often asked to look into condensation that looks like a leak and drips in the loft during heavy rain, across chimney stacks, flat roof details and rooflights and dormers.
In a London flat, water can travel some way before it shows. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Pentonville, we inspect what we can reach safely and are given access to. Tell us when the water shows, and in what kind of weather.
What you get is a clear record of the leaking roof on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep a photo record of the damp patch
- Stay off ladders and the roof
- Put a bucket under the drip and move valuables
- Do not touch fittings that water is reaching
Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. You can ask us about anything that is not clear.
Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
Wind, rain and roofs in Pentonville
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering and its details give the first clues when tracing where water is coming from. About 1.4 miles south lies Dr Johnson's House, a reminder of how long the area around Pentonville has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Essex Road station may find that a clear finding on where water gets in helps you brief a roofer straight away. Homes near green spaces such as Barnard Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For businesses in and around places such as Brunswick Centre, finding where water is getting in quickly keeps disruption down.

How it works
The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Pentonville runs like any other.
- You tell us where the water shows and when it appears.
- Inside, we check the damp area and the loft space above it.
- Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
- Moisture readings and thermal imaging are used where they help.
- You receive a written report with photos showing the likely source and what needs attention.
Before the survey
- Note where any stains or damp appear
- For flats, check roof access has been agreed
- Keep pets inside or away from the areas we are looking at

Advice
Should I look at the roof myself first?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A promise to find every leak on a single visit
- The repair itself (the investigation finds and reports the cause)
- Whether rotten timbers meet design loads
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and does not.
Roof types and parts we check
- The roof space
- Flat roof details
- Lead flashings
- Chimney stacks
- Valleys and parapet gutters
- Slate and tile slopes
- Rooflights and dormers
Leave it or get it looked at?
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. It gives the next repair a far better chance. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Prices quoted always include VAT, and the written report is part of the package. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.

FAQs for Pentonville
How do I find out if my home in Pentonville is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Pentonville in the area you cover?
Yes, Pentonville is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or email us with the address and a few details.
Can you trace a leak in dry weather?
Frequently, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.
How long does the visit take?
It normally takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Report times depend on the package.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

- Any stains, drips or damp patches you’ve seen indoors
Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or send us an email.
