Independent roof leak investigations in Barnsbury

Roof leak investigation in Barnsbury

We investigate roof leaks in Barnsbury and across London and the South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or drop us an email. Typical surveys look at drips from nail tips in a cold loft and staining where a gutter or parapet meets the wall, on flat roof details, valleys and parapet gutters and rooflights and dormers.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Barnsbury, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.

The report records the leaking roof as we found it on the day. It is useful right away, and a good reference for later.

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. You tell us where the water shows and when it appears.
  2. Inside, we check the damp area and the loft space above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

How to prepare

  • Make sure pets are kept safely away
  • Agree roof access with the managing agent if it’s shared
  • Leave a clear route to the loft

Advice

How the survey changes by roof type

Valleys

A valley leak can appear well away from the valley inside. We trace the route from the loft where there’s safe access.

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Have an electrician check any wet fittings
  • Record whether it leaks in every downpour or only some
  • Check whether pipes or tanks run near the stain
  • Stay off ladders and the roof

If condensation is the cause, we explain it, and suggest how the roof space could be better ventilated. That avoids roof work that wouldn’t help.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

Landlord and commercial surveys in Barnsbury

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What affects the cost of roof leak investigations

All our prices include VAT. What changes the price is:

  • House, block, shop or office
  • How big the roof is
  • Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • What made you get in touch

To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We will confirm the price before you book.

Wind, rain and roofs in Barnsbury

Dr Johnson's House, about 2.1 miles south, is one of the historic houses in the wider area around Barnsbury. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these roof types has its own typical places for water to get in.

If you live near a park such as Bingfield Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you look after a shop, office or commercial unit, for example near Brunswick Centre, a leak can close part of a shop or office, so finding the cause quickly matters. If your house is among the older ones in the streets near Former Church of St Clement, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

Barnsbury: your questions answered

Do you cover Barnsbury?

Yes, Barnsbury is within the area we cover. We work right across London and the South East. Just call 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Is my home in Barnsbury listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What’s the best way to book?

Just ring 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it’s useful, and it’s included in our Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Will you go up on the roof?

Only if it’s safe. We inspect what can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
