How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. For a visit in Barnsbury, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Advice

About our gutter survey in Barnsbury

Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. Typical surveys look at rotten fascias or stained soffits and gutters that have fallen out of line, across eaves gutters, parapet and box gutters and valley gutters.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Barnsbury as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

What a gutter survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • The inside of a downpipe along its whole length
  • The inside of buried drains
  • Damage hidden inside walls or behind boards

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Look out for overflows when it pours
  • Look for new stains on ceilings below valleys after rain
  • Don’t leave hidden gutters out of a clear-out
  • Watch for green marks down the brickwork

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have your gutters cleared at least once a year or more often near trees. The best time is usually after the leaves have dropped. Clear gutters can carry water away as they should.

What a gutter survey looks like in Barnsbury

The wider area around Barnsbury has a long history of building, with Dr Johnson's House about 2.1 miles south. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you let a flat or house near Caledonian Road & Barnsbury station, the gap between tenancies is a good time to have the roof looked at. Shop and office owners around Brunswick Centre may find that a dated report on the roof is useful for planning and for any lease discussions.

Questions from Barnsbury

Is parking a problem for a survey in Barnsbury?

Normally it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Is my home in Barnsbury listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What’s the best way to book?

It is easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll suggest the right survey. We survey on weekdays, Saturdays and Sundays.

Is a CCTV drain survey included?

No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, ring 07833 053749 or send us an email.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

What we look for on each type of roof

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted but corrode once the paint wears off.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.

When to book a survey in Barnsbury

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

It is worth booking a survey if you’ve seen:

  • Gutters full of debris and silt
  • Downpipes that are split or coming away
  • Valley or box gutters that overflow inside
  • Sagging gutters and loose brackets

If you live in an older home near Former Church of St Clement, its roof may have old fixings, lead flashings and chimneys that need a closer look.
