Barnsbury Flat Roof Survey
Need a flat roof survey in Barnsbury? We can help, with a written report you can act on. Weekday and weekend visits available.

- Leaks around rooflights

Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- What’s under the membrane without opening it up
- Asbestos testing, which needs a specialist asbestos surveyor
- Parts of the roof that are not safe to walk on or view
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and doesn’t.

Flat roof surveys for homes and businesses in Barnsbury
We inspect a flat roof from wherever it can be seen safely: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. If you are worried about blisters and bubbles in the covering and dips that suggest the deck is deflecting, we can find out what’s behind it, whatever the roof.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Barnsbury, the flat roof is frequently a shared part of the building.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours at most homes, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Unlock side gates and any roof access doors
- Make a note of anything you’d like us to look at
- Gather any invoices or paperwork from past roof work

Advice
Signs you need a flat roof survey in Barnsbury
Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.
Look out for signs like these:
- Outlets choked with leaves and silt
- Splits and cracks in the covering
- Edge trims that have lifted or split
- Blistering in felt or asphalt
The streets around a church like Former Church of St Clement are frequently among the oldest in a place, and if you own one of the older houses nearby, flat-roofed rear additions and dormers added over the years are worth checking.
Questions to ask before you book
- What’s outside the scope of the survey
- Whether the inside of the roof is included
- Whether you get a written report with photos
- How they plan to inspect the roof safely
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Flat roof surveys in Barnsbury: local notes
There are several hotels within about a mile and a half of Barnsbury, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Dr Johnson's House, about 2.1 miles south, is one of the historic houses in the wider area around Barnsbury. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Caledonian Road & Barnsbury station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you run a business near Brunswick Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Landlords, agents and block managers in Barnsbury
We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
What happens if roof problems are left?
If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

FAQs for Barnsbury
Can parking be tricky for a visit in Barnsbury?
It can be, so it’s useful to let us know about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.
Do you cover commercial flat roofs around Barnsbury?
Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Will I get photos?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Is this a RICS survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
