Gutter Survey in Islington
A survey of gutters, valleys, outlets and downpipes in Islington, using drones and thermal imaging where it applies. Call or email for a price.
- Overflowing eaves gutters
- Overflowing valley or parapet gutters
- Gutters packed with leaves or moss
Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Look for downpipes coming loose
- Ask for valleys and parapet gutters to be cleared too
- Do not climb a ladder to look in the gutters
- Book gutter clearing once a year, more frequently near trees
Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
Gutter survey in Islington: what you get
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We are often asked to look into fascia boards damaged by overflowing water and gutters that have fallen out of line, across valley gutters, parapet and box gutters and downpipes.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Islington has one, it needs checking from somewhere that can actually see it.
After the visit, you get a written report with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Roofs, chimneys and gutters in Islington
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Dr Johnson's House, about 1.6 miles south, is one of the historic houses in the wider area around Islington. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Shop and office owners around Brunswick Centre may find that a dated report on the roof is useful for planning and for any lease discussions. If you live in an older home near St Mary's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a gutter survey does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Parts of gutters that can’t be seen safely
- Underground drains, which need a CCTV drain survey

Questions from Islington
How do I find out if my home in Islington is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can a landlord with a rental near Essex Road station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Will you look at parapet and box gutters as well?
Yes, where it’s safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it’s applicable.
How much time does the visit need?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
Will you check the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
Can the survey be at a weekend?
Yes, weekend visits are possible as well as weekdays. Just call 07833 053749 or drop us an email to arrange it.
Do you cover Islington for gutter surveys?
Yes. We survey roofs across London and South East England, Islington included.
The survey, step by step
Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey usually takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it is safe to get into.
- The findings are written up with photos and recommendations.
Before we arrive
- Mention any parking restrictions on your street
- Find any records of previous roof work
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
DIY checks: what’s safe
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Why act early in Islington
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. Any roof job in Islington means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.
To find out what your survey will cost, phone 07833 053749 or email us with the address and some details. We’ll confirm the figure before booking.

Common roof problems in Islington
Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.
Things that frequently lead to a survey include:
- Rotten fascias or stained soffits
- Downpipes that are split or coming away
- Hoppers and outlets full of debris
- Leaks at the gutter joints
If you own a rental within reach of Essex Road station, a dated record of the roof is useful when planning maintenance across a let.
Choosing a roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Their report turnaround times
- What experience they bring
- How they’ll see the roof: from the ground, the loft, the roof or by drone
