How a chimney survey works in Islington

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed redundant stacks capped without ventilation and worn or missing pointing, we can find out what’s behind it.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Islington, as across London, that is why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Roofs, chimneys and gutters in Islington

Historic houses like Dr Johnson's House, about 1.6 miles south, show how far back building in the area around Islington goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Trees in and around Barnard Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you let a flat or house near Essex Road station, a dated record of the roof is useful when planning maintenance across a let.

What we do, step by step

The aim of the visit is simple: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes about one to two hours for a house, and more on a big or complicated roof. London terraces rarely offer a view of the whole roof from one spot, so in Islington we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Advice

FAQs for Islington

Can parking be tricky for a visit in Islington?

Usually it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Does a conservation area affect roof work in Islington?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What if it rains on the day?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

How do I arrange a chimney survey in Islington?

It’s easiest to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof. Surveys run seven days a week.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

When to book a survey in Islington

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.

These are some of the problems a survey can pick up:

  • A stack that appears to lean
  • Damp on a chimney breast inside
  • Lifted or split lead flashings
  • Unused flues sealed without airflow

If you look after a building like Islington Proprietary School, large buildings have long gutter runs and big roofs that need checking like any other.

Before booking any roof surveyor

  • Is VAT included in the price?
  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Leave it or get it looked at?

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. Surveying the stack now can catch problems first. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

Useful tips for Islington property owners

From years of surveys, a few habits stand out:

  • Check fixings on the stack are secure
  • Ask about consent before removing a chimney on an older property
  • Don’t use a ladder to reach the stack yourself
  • Ask for ventilated caps on redundant stacks

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

What we need to know

To price your survey accurately, we will ask about:

  • What’s prompted the survey
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.
