What a chimney survey looks like in Angel

With Dr Johnson's House about 1.2 miles south, Angel sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of London Kings Cross station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as Barnard Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Shop and office owners around Brunswick Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Angel is about 1 mile north-east of St Pancras, in Greater London. Angel gets the same service as everywhere else we work: a careful inspection, photos and a written report. Angel is one of the places in Greater London where we work.

Chimney survey in Angel

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. Common reasons to book are a stack that appears to lean and disused chimneys trapping moisture, across shared and party-wall stacks, flaunching and brick chimney stacks.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Angel as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it when booking and we will plan the visit with that in mind.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form.

Why get it checked now?

If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Keep the report to compare against at the next survey
  • Check unused flues are capped with ventilation
  • Leave close inspection to people with safe access
  • Check with the council before altering a stack in a conservation area or on a listed building

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Different roofs, different checks

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Prices for chimney surveys in Angel

Prices always include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • Roof area
  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Booking your survey

A little information up front helps. It is useful to include:

  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one
  • Any deadline, such as an exchange date
  • Any marks or damp showing indoors

Chimney survey starts from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.

Angel: your questions answered

How do I find out if my home in Angel is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you survey roofs for landlords with property near London Kings Cross station?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or email us and tell us about the building.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

What happens after the survey?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

The survey, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours for a house, and longer for a large or complex roof. You’re welcome to ask questions while we’re there. Surveys in Angel can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a report with photographs and our recommendations.

Before we arrive

  • Let us know where we can park nearby
  • Check the loft hatch can be reached
  • For flats, check roof access has been agreed
