Thermal roof surveys in Angel: local notes
Angel is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If your survey includes the drone, the address is checked against it before any flight. About 1.2 miles south lies Dr Johnson's House, a reminder of how long the area around Angel has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you look after a shop, office or commercial unit, for example near Brunswick Centre, a commercial roof can be photographed from above without anyone walking on it. For an older house near a landmark such as St Mark's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Anyone responsible for a site like St John Evangelist RC Primary School will know that a view from above covers a wide roof far faster than walking it.
Angel is about 1 mile north-east of St Pancras, in Greater London. Anywhere in Angel, we can come and survey your property, on a weekday, Saturday or Sunday. Our Greater London coverage includes Angel.

How a thermal roof survey works in Angel
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey ceilings below the roof, commercial roofs and pitched roof slopes, and the problems we’re asked to look at most are damp where roofs meet walls and chimneys and areas of a flat roof that may hold water.
London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What we can’t see
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Seeing water directly, as the camera shows temperature, not moisture
- An energy rating for the building
- The condition of timbers we cannot see
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.
What we look at
- Loft conversions
- Commercial roofs
- Pitched roof slopes
- Flat roofs
- Insulated roof spaces
- Ceilings below the roof
For landlords and managing agents
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
The survey, step by step
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Angel moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before the survey
- Gather any invoices or paperwork from past roof work
- If the roof is shared, arrange access with whoever manages the building
- Have keys ready for side gates, garages or roof access doors

Advice
What we look for on each type of roof
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.

Prices for thermal roof surveys in Angel
We confirm the price for your survey before you book. These are the things that affect it:
- How many separate roofs there are, such as extensions, dormers and garages
- Whether you choose the Basic, Standard or Premium Survey
- How big the roof is
- The shape of the roof and its details
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Thermal roof survey starts from £400, including VAT.
Booking your survey
Here’s what helps us most when you get in touch:
- Where the property is, with the postcode
- Any photos you have, taken from the ground or a window
- Where any leaks, stains or damp patches show inside
- How the loft is reached, if there is one
Getting a price is simple: just call 07833 053749 or send us an email and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.
Angel questions
Can you fly a drone over a roof in Angel?
That depends on where the roof is and on the weather. The restricted area over the City of London, where drone flights need permission from NATS, is about 2 miles from Angel. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying.
Is my home in Angel listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Does thermal imaging work on slate and tile roofs?
It can be useful, though pitched roofs are typically harder to read. The air space under slates and tiles can hide patterns, so we also look from the loft where it’s safe.
How does a thermal imaging roof survey work?
The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.
Is thermal imaging good for finding leaks?
It frequently helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.
What do I do with the report?
You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Does the weather affect a thermal survey?
The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.
Checking the roof from ground level
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
