Angel Roof Survey
Find out the condition of the roof at your property in Angel. We visit on weekdays and at weekends.
- Slates or tiles that have slipped or broken
- Debris building up in roof valleys
- Leaning or weathered chimney stacks
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Roof surveys for homes and businesses in Angel
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are condensation or damp timbers in the loft and gaps in the roof where coverings have gone, on ridges, hips and valleys, the roof space and natural slate.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why get it checked now?
It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
What you get with us

What we cannot see
To be straight with you, there are limits to any roof survey:
- A promise that the roof won’t leak in future
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.
Roof types and parts we check
- Lead flashings
- Clay and concrete tiles
- The roof space
- Chimney stacks
- Ridges, hips and valleys
- Natural slate
- Flat roofs
Tips that help
A survey works best with a little help from you, before and after. Tips:
- Keep the report with your property records
- Have details of recent roof work to hand
- Include dormers, porches and garages when you book
- Look for debris in the garden after high winds
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
What a roof survey looks like in Angel
With Dr Johnson's House about 1.2 miles south, Angel sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Angel is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first.
Landlords with a home close to London Kings Cross station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Homes near green spaces like Barnard Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you run a business near Brunswick Centre, a dated report on the roof is useful for planning and for any lease discussions.

Angel questions
Are there drone restrictions around Angel?
It depends on the exact address and the weather on the day. Angel is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Do you survey roofs for landlords with property near London Kings Cross station?
Yes, rented property is part of what we cover. Just call 07833 053749 or email us and tell us about the building.
Does someone need to be in?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How much does a roof survey cost in Angel?
Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Will the report say how many years my roof has left?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
Do you test for asbestos?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What happens on the day
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take an hour or two for most houses, with bigger or more complicated roofs taking longer. London terraces rarely offer a view of the whole roof from one spot, so in Angel we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
