Angel Gutter Survey
We take a careful look at the gutter at your property in Angel, and put it all in a report with photographs.
- Overflowing eaves gutters
- Joints that drip after rain
- Downpipes that are split or coming away
Before and after the survey
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Get trees that overhang the gutters trimmed
- Check the loft with care after heavy rain
- Book gutter clearing once a year, more often near trees
- Watch for green marks down the brickwork
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.
How a gutter survey works in Angel
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. If you’ve noticed valley or box gutters that overflow inside and blocked outlets and hoppers, we can find out what’s behind it, on valley gutters, fascias and soffits and parapet and box gutters alike.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Angel, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is parking a problem for a survey in Angel?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
How much is a gutter survey?

Roof by roof
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it’s safe to see.
What happens on the day
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. London terraces rarely offer a view of the whole roof from one spot, so in Angel we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- If you are buying, let the agent know when we are coming
- For flats, check roof access has been agreed
- Check pets are kept safely away

Advice
How we price gutter surveys
Prices always include VAT. What changes the price is:
- The roof’s overall size
- Building height and the viewpoints available
- Whether you choose the Basic, Standard or Premium Survey
- Extensions, dormers and garages with roofs of their own
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
What to let us know when you get in touch
These details help when you get in touch:
- What’s prompted the survey
- The property’s address and postcode
- The kind of building and roof involved
- Anything about access we should know
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.
Local roofs in Angel
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. Dr Johnson's House, about 1.2 miles south, is one of the historic houses in the wider area around Angel. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you run a business near Brunswick Centre, a roof report helps plan work around trading rather than after a leak. If you own one of the older houses in the streets near St Mark's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as St John Evangelist RC Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Local landmarks in Angel
In Angel, that means homes and buildings near Risinghill School, Pilsudski Institute of London and The Angel pub, among other places. You will also find Barnard Park (less than half a mile north-west) and Elizabeth Garrett Anderson School (within half a mile west). The nearest railway station is London Kings Cross station, roughly 0.7 miles west of the centre. Other landmarks nearby include Finsbury Health Centre (0.5 miles south) and Museum of Funeral History (under half a mile south). For a walk, there’s Barnsbury Wood and St. James's Park Lake.
Why get it checked now?
A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building usually during the worst downpours. Having them checked before autumn and winter makes sense. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

When you need someone else
It is a careful look at the gutter, not the whole story. Its limits include:
- The inside of a downpipe along its whole length
- Underground drains, which need a CCTV drain survey
- Damage hidden inside walls or behind boards
